A Three Bedroom Late Victorian Cottage with an Annexe, Stables and in All 2 Idyllic Acres
What We Say at The Zoe Napier Group
This rare find is nestled at the end of a track off a no-through lane in its private oasis of tranquillity, yet just a few minutes’ walk from the village centre. The property offers much scope, having been enjoyed by the current owner for 47 years. The character, setting, and location are certain to be the draw.
What The Owner Says
We moved here back in 1977. I knew as soon as I got to the gate that this was the home for us. I love horses and the setting has been perfect. My daughter’s 12th birthday present was a pony a year or so before we moved. We were renting land over 4 miles from our house and we wanted to have our horses on our own property. We fell in love with Doylands and we have never looked back. I am also a keen gardener but at my age, I have realised that it is regretfully time to move to somewhere smaller nearer to family.
History & Background
A Charming late Victorian detached cottage with later additions, dating back in part to 1896. Once a pair of farm cottages, it is believed that these were converted into one farmhouse dwelling during the 20th century offering a beautiful rear elevation with its pair of Victorian gables set in a slightly elevated position from the mature grounds and paddocks. Before our client’s ownership, the property was formerly the farmhouse to a fruit farm and later, a pig farm.
The cottage is available for the first time in 47 years and whilst it benefits from newly installed private drainage, majority UPvc double glazing and radiator heating, the guide price has been set with due anticipation that the buyer may want to modernise internally and/or remodel accordingly. Within the grounds is a recently refurbished one-bedroom detached annexe, a stable block comprising three full size boxes and an old barn for storage. Internally, the house enjoys three bedrooms. The main bedroom has a large dressing room (potential for an en-suite) and there is also a first floor bathroom. Downstairs are two well-proportioned reception rooms plus an attractive Victorian style conservatory, kitchen and service rooms.
The setting is idyllic.
Setting & Location
The property is nestled in a wonderfully private position at the end of a private track (with right of access) that leads off Helmons Lane, which is also a no-through road. The setting is serene where the property sits on 2 acres of mature and well screened grounds on a slight hill offering lovely views. A gated entrance drive leads into the main courtyard area for parking.
The acreage runs mainly to the rear/south side of the house where the paddocks can be seen from the principal rooms, benefitting from watching the living painting of horses grazing beneath natural shelter.
West Hanningfield is a highly sought-after location, approximately 3 miles to the east of Stock village, approximately 3.8 miles from Galleywood and approximately 7 miles from both Chelmsford City and Ingatestone, each with National Rail services into London’s Liverpool Street.
West Hanningfield is largely a rural farming village, where there is a local pub (The Three Compasses) and St Peters C of E Va primary school (Ofsted Good) which is 0.2 of a mile from the property.
Ground Floor Accommodation
The front door leads into an entrance vestibule onto the split-level hall where stairs rise to the first floor landing. Access leads into the family room, dual aspect with views across the mature grounds. There is also a feature fireplace with open fire facilities and French doors leading out to the terrace. Walking through to the dining room where access then leads into the attractive Victorian style double glazed conservatory with tiled flooring and further doors onto the outside terrace. The kitchen benefits from having a generous walk-in pantry. Fitted units feature providing additional storage and a built-in double oven. The boot room, with a stable door onto the courtyard, is a useful space and an addition that links the old outhouse to become integral to the house. This provides a spacious utility/boiler/tack room with W.C.
First Floor Accommodation
From the first-floor landing are three bedrooms. The main bedroom is generous in size, enjoying views over the grounds and paddocks. The room has a semi vaulted ceiling with access into a large dressing room with a vanity area and storage cupboards. The remaining two bedrooms are double and single-sized rooms accompanied by a family bathroom with a white suite, including a bidet.
Detached Annexe
Overlooking the courtyard, the annexe provides comfortable accommodation with a sitting room open plan to the kitchen area and a separate double bedroom. There is also a wet room style shower room.
Grounds
The property has gated access into its own grounds where a gravelled drive leads to the courtyard area flanked three sides with the house, annexe and an old storage barn. The barn is supported by Acrow props so in time, it will need repair or replacement. Behind the annexe is a small paddock containing the brick/block constructed stable block beneath an Onduline roof. There are three good size boxes and an area of concrete hardstanding. There is a fully enclosed, fox proof chicken run leading from one of the stables.
To the rear of the house are mature gardens. The owner is a keen gardener and the variety of established shrubs, fruit trees, roses and mature trees provide an array of colour throughout the seasons. There are numerous specimen trees including a Eucalyptus, Silver Birch and to one side are half a dozen (or more) tall Poplar trees. Access leads to the rear grazing which is well screened with mixed fence and hedge boundaries down to a beautiful Weeping Willow tree where a small area to the side contains fruit trees remaining from the old orchard.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
