PASTURE LAND AT HACKNEY LANE, NETHERTON, NEWTON ABBOT, DEVON, TQ12 4SA
GUIDE PRICE: £76,000 FREEHOLD
DESCRIPTION
Here is an opportunity to secure your very own freehold land in the sought-after area of Netherton, situated between Newton Abbot and Shaldon.
This unique parcel of land, with commanding views over the River Teign, Dartmoor and Hay Tor, is pleasantly secluded, with a peaceful feel despite being just over a mile away from Penn Inn roundabout.
There is direct and easy access to relatively quiet country lanes for walking and riding and it is also only a very short walk to the banks of the River Teign. The secure entrance, via an ample public track, is away from the main road and wide enough to accommodate horse-boxes and camper vans etc.
This pasture field is in excellent condition and is well suited to grazing, equine or market garden use. Comprising around 2.35 acres, the soil has remained fallow for the last 6 years having been grazed by sheep primarily.
The land is sheltered by a line of mature trees and hedgerows which give protection from the prevailing south-westerly winds but which do not affect sunlight. There is a variety of fruit including apples, hazelnuts, blackcurrants and chestnuts.
The field is fairly level, sloping slightly to the north and a water supply is available. In addition, there is an approximately 24 metre square livestock pen which it may be possible to develop into stables subject to planning consent. The immediate neighbour has stables. Enquiries in this respect should be made direct to Teignbridge District Council Planning Department.
This is a rare opportunity to be able to purchase an easily maintainable parcel of land in a spectacular and desirable location.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
