INTRODUCTION
Moss House is a productive upland livestock farm located in the South Tyne Valley and includes a three-bedroom farmhouse, a range of traditional and modern farm buildings with approximately 122.41 hectares (302.48 acres) of agricultural land. The letting provides an exciting opportunity for the right candidate to rent an attractive livestock holding for a term of 15 years under a Farm Business Tenancy Agreement.
Moss House has been well suited to the farming system of the existing Tenants who have been running 22 suckler cows and 280 ewes across the Holding. The ewes have comprised a 50/50 split of Texel and Scottish Blackface ewes, producing both breeding and fattening lambs. The winter fodder has been produced on farm.

LOCATION
Moss House lies in the county of Northumberland, approximately 4.6 miles south of the market town of Haltwhistle, approximately 19.1 miles west of the market town of Hexham and approximately 25.1 miles east of the City of Carlisle.
Moss House is well connected to transport links being approximately 4 miles from the A69, a cross county trunk road, providing access from Northeast England across to Carlisle at the M6 motorway. Newcastle International Airport is located some 38 miles from Moss House and the closest train station is situated at Haltwhistle of the Northern Rail service.
Moss House is located in a livestock area with local auction marts in close proximity, including Hexham and Northern Rural (19 miles) and Harrison and Hetherington, Carlisle (25 miles).
The local market town of Haltwhistle benefits from a number of local services and leisure facilities as well as a range of schools in the local area. Moss House also lies in close proximity to Hadrian’s Wall World Heritage Site and the Northumberland National Park.

DIRECTIONS
When travelling east on the A69 on the Haltwhistle Bypass, take a right turn off the A69 towards Bellister Bank, signposted Alston (A689). Continue for approximately 3 miles and you will reach a 90-degree bend in the road. Take the left turn to effectively continue straight on and Moss House will be located approximately 0.2 miles down the road on the right-hand side.

MOSS HOUSE FARMHOUSE
The Farmhouse is a three-bedroom stone under slate dwelling with comfortable living accommodation including, a kitchen, three reception rooms and a utility on the ground floor with three bedrooms, a storeroom and a bathroom on the first floor.
Externally there is a well-sized garden which wraps around the northern and eastern elevations of the Farmhouse with ample parking in the yard.
The property is serviced by mains electricity and water with oil fired central heating. The combi boiler was installed in 2018. Drainage is to a private septic tank.

AGRICULTURAL LAND
The Land extends in total to approximately to 122.41 hectares (302.48 acres) comprising of approximately 254.02 acres of permanent pasture, 47.17 acres of mowable land and 1.28 acres of woodland. The boundaries are generally in good condition and all enclosures have access to water supplies.
The Land lies in three separate blocks, severed by the public highway. The plan identifies the Land in three colours of red, blue and green which relates to different ownerships, but the holding is to be let as one farm as advertised. The application form will invite Tenders of one rent for the whole farm; but broken down into the component parts.
The Land is classified a mixture of Grade 3 and 4 agricultural land best suited to grassland production with soils of slowly permeable, seasonally wet acid loam and clay characteristic.

ENVIRONMENTAL SCHEMES
The Land is currently entered into an Entry Level plus Higher-Level Environmental Stewardship Scheme which is rolling on annually. A condition of the letting is that this agreement is taken over. A copy of this agreement is available on request.
The income for the 2024 scheme year will be appropriately apportioned to the incoming Tenant.
Future environmental schemes must receive prior written consent from the Landlords, which shall not be unreasonably withheld. Should any applicants wish to enter into any environmental scheme, this should be detailed within your Tender.

BASIC PAYMENT SCHEME
The letting of Moss House Farm will not include any future delinked payments.

DESIGNATIONS
The Land outlined blue and field numbers 3040, 4562, 4485 of the Land outlined in red are identified as Sites of Special Scientific Interest and are Special Protection Areas.

INGOINGS
The incoming Tenant will be responsible for purchasing approximately 200 round bales of silage from the outgoing Tenant at a cost of £30 per bale.

OCCUPATION
Occupation of Moss House Farm will be provided on 11th November 2024. The Tenant must occupy the Farmhouse at all times during the term of the Tenancy.

USE OF THE HOLDING
The use will be restricted to agricultural use only unless other uses have been agreed in writing by the Landlord or the Landlord’s agent. There will be an absolute covenant prohibiting assignment or subletting on the whole or any part of the Holding.

GOOD HUSBANDRY
The Tenant will farm in accordance with the rules of good husbandry as set out in Section 11 of the Agriculture Act 1947.

BOUNDARIES
Please refer to the land plan to review the repairing liabilities for Moss House Farm. Boundaries are with the Tenant unless otherwise stated. Should any dispute arise, neither the Landlord, nor the Agent will be held responsible for any inaccuracies or loss arising.

WAYLEAVES, EASEMENTS AND RIGHTS OF WAY
The holding is let subject to all existing wayleaves, easements, and rights of way.

LANDLORD RIGHTS
The timber rights, mineral and sporting rights are reserved for the benefit of the Landlords.

ALTERATIONS AND IMPROVEMENTS
It will be a requirement of the Tenancy that any physical alteration or improvement carried out to the property will require the Landlords written consent before the works are carried out. All the tenders should make it clear on their tender if they are proposing any such works during the term of the Tenancy.

APPLICATION DETAILS
TENDER
Applicants intending to submit a Tender for Moss House should ensure they have inspected the Holding before doing so. Tenders are to be submitted to Galbraith’s Hexham Office no later than 12 noon on Monday 16th September 2024.
The Tender along with any supporting information should be submitted to: Megan Proctor, Galbraith, Hexham Business Park, Burn Lane, Hexham NE46 3RU and clearly marked “Moss House Farm Tender – Private and Confidential”.

CONDITIONS OF TENDER
1. All Tenders must be submitted on the attached form.
2. The Landlords do not bind themselves to accept the highest or indeed any Tender.
3. The decision of the Landlord is final and binding.
4. A detailed explanation of the proposed farming system should be provided with the Tender.

TENANCY AGREEMENT
The successful applicant will be required to sign a Farm Business Tenancy Agreement under the Agricultural Tenancies Act 1995. A copy of the draft Tenancy Agreement is available from the letting agents. The principal terms of the Tenancy Agreement are as follows:
1. Term - 15 years commencing on 11th November 2024.
2. Rent - payable quarterly in advance (11th November 11th February 11th May and 11th August).
3. Rent Reviews - at year three and every three years thereon.
4. Residency - the Tenant will be required to reside in the Farmhouse.
5. Repairs - the Landlord will be responsible for the repair and maintenance of the main walls and roofs of buildings. Other repairs and maintenance will be the responsibility of the Tenant.
6. Insurance - The Landlord will insure the buildings and fixtures, but the Tenant will be responsible for all other insurances.
7. The Tenant will pay £1,000 + VAT to cover the cost of preparing the Tenancy Agreement.

REFERENCES AND CREDIT CHECK
All applicants will be required to submit contact details for three references, of which one must be the Applicants Bank.

The farm can be viewed on two specific viewing days ONLY, between 10.00am and 2.00pm on Thursday 22nd August 2024 and Thursday 29th August 2024. OUTGOINGS
The Tenant will be responsible for all outgoings, including Council Tax.

STAMP DUTY
The successful Tenant will be responsible for the payment of all Stamp Duty charges that may arise on the granting of this Tenancy.
