There are three separate water supplies, one to the main building, one in the orchard field and one in the wooden barn. These are read twice a year in March and October. All water usage will be billed by the County Council twice yearly in arrears.
Term
An initial 5 year Farm Business Tenancy (FBT) with effect from 1st October.
Break Clause
A mutual break clause will be put into place on the First Anniversary.
Early Entry
The incoming tenant may have early entry by agreement with the outgoing tenant and providing the tenancy has been signed.
Rent
The rent will be payable half yearly in arrears upon 11th October and the 6th April each year.
Drainage rates will be payable to Kings Lynn IDB.
Rent Review
Every three years to market rent in accordance with the provisions of the Agricultural Tenancies Act 1995.
Assignment
There is a bar on Assignment and Sub-letting.

The purchaser will be deemed to have full knowledge of the boundaries and areas and any mistakes or errors shall not annul the sale or entitle any party to compensation in resect thereof. Should any dispute arise as to the boundaries or any points arise on the general remarks, stipulation, particulars, schedule, plan or interpretation of any of them, questions shall be referred to the selling agent whose decision acting as experts shall be final.
