The subject property comprises two separate sites. Both sites front the towpath to the Grand Union Canal and are separated from each other by a pair of semi detached canal-side cottages.

The more northerly of the two sites is Apsley Depot and the more southerly site is the Former Telecoms Site. Vehicular access to Apsley Depot is by way of a driveway from Ebberns Road which is located between Waterside Court and Willow Court, which are both modern apartment developments. Former Telecoms Site

To the front of the site is an extensively overgrown yard/parking area and there is a single building formed along the rear boundary. Apsley is suburb of Hemel Hempstead and is a village in Hertfordshire. It is set in a valley within the Chiltern Hills below the confluence of the River Gade and River Bulbourne. It also sits alongside the Grand Union Canal.

Apsley has its own railway station on the West Coast mainline with direct trains to London Euston with a travel time of approximately 30 minutes. It is also well located for access to the national motorway network with the A40 trunk road running just to the west of the village, providing a direct link to the M25 approximately 3 miles to the south at junction 20. In addition, M1 junction 8 is accessible via St Albans Road/Breakspear Way (A414) approximately 3 miles to the north-east.

The subject property is located to the south-western side of Ebberns Road, fronting the north-eastern bank of the Grand Union Canal close to Boardy Lock. Ebberns Road is predominantly residential.
