INVITING OFFERS BETWEEN £285,000-£295,000

A DISTINCTIVE AND FABULOUSLY QUIRKY HOME OFFERING A WEALTH OF SPACE AND CHARMING CHARACTER, JUST MINUTES WALK FROM THE TOWN CENTRE

Summary:

This exceptional home is a rare find, offering an abundance of character and space in a prime location. Originally a corner shop, it was converted into a residence in the 1980s and has been thoughtfully extended and improved over the years. With three reception rooms, a bespoke kitchen, and a generous entrance hall, the ground floor is both spacious and inviting. Upstairs, there are four bedrooms and two bathrooms, all finished to a high standard. The detached garage/store features a spacious studio/ annex bedroom with an en-suite shower which has great business potential and opens onto a cosy courtyard garden.

Our Thoughts:

This magnificent home is an absolute must-see! If you are looking for something that is out of the ordinary, this could be the perfect fit. A property of historical significance, this former corner shop was transformed into a dwelling in the 1980s, with further extension and enhancement in more recent years. The accommodation offers a deceptively spacious arrangement, providing three good reception rooms, a bespoke kitchen, and a generous entrance hall with guest cloakroom to the ground floor. Two staircases rise to the upper floor, with four bedrooms and two bath/shower rooms, all presented to a fabulous standard throughout. A detached garage/store offers tremendous potential, with a spacious studio/bedroom and en-suite shower to the first floor, and double doors opening from a lovely seating area onto a small courtyard garden.

Owners Thoughts:

When we first saw this property, we knew it was exactly what we were searching for. It really stood out from the rest with its wonderfully quirky features and spacious layout. We absolutely love our home and are genuinely saddened by the thought of leaving, but we have outgrown it with our newest arrival and unfortunately ‘needs must’! Admittedly, the garden is small, but it is a lovely place to sit out and relax. The annexe provides useful storage, with the studio above being an ideal home work space or useful additional room for guests. We even considered doing Air BnB to generate additional income. The open plan kitchen and dining room is a lovely social space, and it is useful having two further separate reception rooms. The location is great for us as it is so close to all the local amenities.

Broadband availability and predicted speed: obtained from Ofcom on May 17, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 26, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
