  • Small parcel of land of approx 0.29 Acre
  • Alternative use potential sub to planning
  • Edge village location
An attractive parcel of land on the edge of the village with alternative use potential, subject to planning.
For Sale by Public Auction (unless previously sold)

A unique opportunity to acquire an attractive small parcel of amenity land situated on the eastern edge of Chawleigh and within the village settlement limit. Lying adjacent to the junction of Blackwalls Lane and Stone Mill Hill, the land is accessed either from a wooden gate leading off the lane, or via a small pedestrian gate from the road. The land comprises a level, enclosed area which is now somewhat overgrown, with a further small copse adjoining the road.
In the late 1980’s the land was granted outline planning consent for the erection of a residential dwelling, and whilst this consent has long since lapsed, there may be potential for future development on the land, subject to obtaining any necessary planning consent. The convenient situation and accessible location of the land also affords significant amenity appeal. The property extends in total to about 0.29 Acres.

Tenure & Possession
The seller owns the freehold (title absolute) of the land being offered for sale. The land is registered with the Land Registry, under title No. DN225710.

Services & Outgoings
The land is sold without any mains services of any kind. All interested parties should make their own enquiries of the Statutory Utility Providers. It is believed that a mains drainage pipeline may pass beneath the land.

Rights of Way, Easements, Wayleaves, Etc.
The sale is subject to all rights of support, public and private rights of way, water, light, drainage and other easements, quasi-easements, all or any other like rights, whether mentioned in these particulars of sale or not.

Town & Country Planning
The land falls within the settlement boundary of Chawleigh where new small scale residential development may be supported in principle, subject to planning. It also lies outside of the village Conservation Area and does not fall within the national designation of Natural Landscape (Area of Outstanding Natural Beauty or Site of Special Scientific Interest) or other local designations.
A pre-application enquiry was made to Mid Devon Council in June 2022 for the ‘Proposed erection of a dwelling’. Copies of the Planning Officers response are available from the Agents upon request.

Chawleigh is a quiet rural village nestled in the heart of central Devon overlooking the Little Dart and Taw Valleys. The village itself benefits from a post office/general store, as well as two local public houses. Lying to the north west is the small town of Chulmleigh providing a thriving and very active local community which has managed to retain a good range of local services, including highly regarded primary and secondary schools, a sports centre, post office, various shops, a health centre, dentist, public houses and restaurants, and a historic town hall.
Despite its rural position the village still enjoys easy access to the surrounding districts and further afield with the larger centres of South Molton, Crediton and Exeter providing an extensive range of every day shopping, banking, recreational and educational facilities. From South Molton the A361 North Devon link road provides easy access to the M5 motorway (Junction 27). There are nearby rail stations on the Barnstaple to Exeter (Tarka) line at Eggesford and Lapford, whilst there is also a regular bus service to Crediton and Exeter. Mainline intercity rail links are available at Exeter and Tiverton Parkway, with international airports at Exeter and Bristol.
The area provides a wealth of recreational activities including walking, horse riding, cycling, fishing on the rivers Mole and Taw, hunting, shooting and nearby golf courses at Chulmleigh and Libbaton. To the north the Exmoor National Park offers beautiful moorland scenery with many foot and bridle paths, whilst the stunning North Devon coast is easily accessible.
