A mere ten minutes from Mold and even less from Holywell lies Lixwm, sitting on the edge of the Vale of Clwyd and recognised as an Area of Outstanding Beauty. If this is the sort of setting that appeals to you and you revel in the peace and quiet that only country living can provide, this just may be your dream home surrounded by echoes of Beatrix Potter. At the end of a small lane with three other neighbours in a diverse selection of properties you have an enviable amount of land, but not so much that it will become a chore. There are currently three bedrooms (potentially four if you utilise the side room from the lounge which has been used as a bedroom by the current owners before) but if your children are grown that is more than enough and more could always be added, while as it stands it is the sort of environment that grandchildren will clamour to visit which is lovely. Approaching the home as we come along the lane, it widens out in to our driveway, split in to two sections. The first is a wide bay area for four cars, topped with a very handy wooden storage shed. Then a wooden fence and gate pare off the driveway that runs along side the house for another four cars.

To our left through the gate, almost behind the shed is an easily accessible oil tank followed by a small grassed area capped with a large decked patio, replicated at the far end of the building so whatever the time of day, you can find some sun. Assuming there is any.

Passing along the side of the home there is a flight of steps running up to a small seating area beside the sheltered front door and which then continues its path along the side of the home towards the garden where it opens out into a magnificent patio surrounded by garden on all sides. Stepping into the hall we are opposite a pair of opening patio doors that lead to the rear portion of the garden and allow masses of light to enter. And this is very much the order of the day in that the whole home has a light and airy feel to it but without the fear of losing any inherent cosiness come the winter months.

All in all this is a very special home. Providing you are not totally dependent of the trappings of the 21st century being actually on your doorstep and can take joy in your quiet rural surroundings it is perfect. If you are not yet ready to sever the umbilical of having Deliveroo available 24/7, the shops of Holywell are less than 10 minutes away in the car, it's just that from the house, you would never know it. And therein lies its charm. You can live the rural dream while suffering none of the downsides and those are something we can all do without.

A hallway on our left takes us first of all to the family bathroom, a spacious example with room for a huge walk-in shower cubicle with its twin headed rain shower, a modern sink unit, loo and a luxurious centre-fill bath.

The last room at the end of the corridor is what I took to be the principal bedroom. Larger in size to its predecessor this has the added bonus of a complete wall of fitted wardrobes negating the need for any additional furniture.

Moving back past the entrance hall we come to the main lounge. Throwing open the double doors reveals a set of three small stairs leading up into the lounge being on a raised bed. The room is once again pleasingly bright, benefiting from the light provided by dual aspect windows, the front facing one of which is in the shape of a large patio window giving access to (surprisingly enough) the large decked patio overlooking the garden. This window has the effect of almost bringing the outdoors inside which, given the nature of the outside grounds something to be admired and making the room that bit more special. Moving out of the patio doors and onto the decked area the scale of the garden becomes apparent. From here you are surrounded on three sides by lawns dotted with a happy chaos of bushes and small trees producing an effect that would charm any small child eager for adventure and amusement.

Off the lounge an archway leads through to the dining room or to be accurate, the dining section of the kitchen/diner. Normally I am no fan of this sort of arrangement as there is rarely enough space for these dual roles to be accomplished successfully but here, I am happy to be proven wrong. A perfectly adequate dining area leads onto the well equipped kitchen where modern units are laid out in a deep 'U' formation around the walls and the close proximity to the dining table means the chef's efforts always arrive piping hot.

Another door off the lounge reveals a room we have previously mentioned, The office space/fourth bedroom. The perfect hideaway for anyone needing a little me time, a small sitting room with its own patio window gazing out onto the decking where you could simply watch the day drift by only responding to being called if you really wanted to. Or for those fortunate enough to work from home, it would make the perfect home office or workroom; although the garden would always be a distraction...

Crossing the lounge, beside the fireplace another door leads into the utility room or, as we are firmly in countryside mode, boot room.
