The Black Isle is a peninsula bounded to the north by the Cromarty Firth and the Moray and Beauly Firths to the south. The area is renowned for its fair climate and rich farmland. This arable land, in conjunction with a backdrop of rugged hills, provides spectacular scenery with wonderful views. For the keen golfer there are famous local courses at Rosemarkie and Fortrose, two Nairn championship golf courses as well as facilities at Royal Dornoch, Spey Valley and the Castle Stuart Golf Links. There is salmon fishing on the Rivers Nairn, Findhorn and Spey and shooting is readily available on local estates. The beautiful Spey Valley with its Whisky trail and the ski slopes at the Cairngorms and The Lecht are all within easy driving distance. Inverness, the capital city of the Highlands, lies approximately 18 miles to the southwest. Inverness, a vibrant city, has a full range of retail, educational, leisure and commerce facilities together with a mainline railway station and an airport with flights to a wide range of UK destinations (including London Heathrow) and a limited number of European destinations.

Description
Lot 1 – approximately 33.24 acres (13.45 ha)
This section of Burnside Woodland has its own gated access into this lovely, wooded property that leads to several storage buildings and a hardcore compound, as follows:

Buildings
General purpose building 1 – approximately 5,800 sq ft - Constructed of steel portal frame, clad with steel, roller shutter entrance, profile steel roofing. General Purpose building 2 – approximately 1,776 sq ft - Constructed of steel portal frame, clad with steel, roller shutter entrance, profile steel roofing.

Planning consent for new office building
Planning consent was granted in November 20022 for a new single storey office building, extending to approximately 2,580 sq.ft. on a site lying immediately to the south of the general purpose buildings. Further details from the Joint Selling Agents.

There is also a small store/bothy with wood burning stove located at the northeast of the land.

The surrounding mature woodland was planted approximately 50 years ago with a mix of Scots pine and a small proportion of Larch. Parts were felled approximately 15 years ago and replanted with Scots pine, Spruce and Larch to restructure the woodland, which has established well and is now developing into an attractive mixed woodland.

Native broadleaves have also established amongst the conifer adding diversity. Some tracks and paths through the woodland provide the potential for a woodland walk to link with the attractive pond which adds significant appeal to the amenity of the property.

Lot 2 – approximately 12.22 acres (4.95 Ha)
The woodland was established approximately 50 years ago with mainly Scots pine, Larch and some mixed conifer species. Native broadleaves and younger conifer have also established where light has permitted and could be encouraged with more thinning or felling.

A track has also been created through the centre of the woodland that could be improved for access and management purposes.

Lot 3 – approximately 37.84 acres (15.31 Ha)
This is a very accessible section of woodland with a varied mix of conifer planted around 50 years ago and like the neighbouring sections of woodland, this could provide income from thinning or felling to open up the wonderful panoramic view looking southeast across to Morayshire.

Lot 4 – approximately 30.65 acres (12.40 Ha)
A mix of Scots pine and Larch planted 50 years ago that benefits from having its own developed access leading through to a younger section of woodland and hard standing area. The woodland could now be thinned or parts felled to encourage more natural regeneration where it is naturally occurring, which would open up the woodland and provide income from the timber harvested.

The hard standing could be used for onsite storage or could be developed, subject to planning approval, given its proximity to Killen.

All four sections of the property offer the opportunity to own and manage a lovely mixed woodland with the potential for alternative uses in a highly sought after area.

The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
