Description

Cherry Tree Barn is a wonderfully rare opportunity to acquire a substantial detached barn, in a delightful pocket of unspoilt countryside, between the popular town of Reepham and the charming village of Heydon.

Set off a quiet country lane, with private access, the property had full planning consent to convert the existing Norfolk Barn to a five/six bedroom home, creating a home of circa 5000 sq feet of living space. This lapsed in early 2024 following the exact granted consent previously held.

The heart of the conversion will be the open plan living/dining/kitchen area, partly double height, with plenty of natural light and provide a wonderful focal point to the Barn. Off the kitchen, continuing in an open plan style, will be a breakfast area and more informal sitting area. All useful rooms associated with country living will be provided for with separate boot room, utility and pantry with further rooms such as a morning room, mezzanine floor above the kitchen which could be used in many ways, and covered verandahs. The proposed accommodation as a whole has been thoughtfully arranged, with a conventional yet modern emphasis. The bedrooms will be grouped at one end of the barn, with a principal bedroom suite spread over the ground and first floor with dressing room, en suite and staircase up to the first floor bedroom. There will be two further en suite bedrooms and two more double bedrooms and family bathroom.

Outside
The barn is accessed via a private drive with an initial parking area, with the drive continuing to a further parking area adjoining the outbuilding and dwelling. The grounds extend to about 1 acre, and offer a blank canvas for landscaping with mature boundaries, a wooded area and a large courtyard.

Adjoining the main barn will be a covered games area, integral wood store, and plant room with a double car port and covered store.

Location

Cherry Tree Barn is located in unspoilt countryside between Heydon and Reepham. The picturesque village of Heydon, almost all of which is owned by the Heydon Estate, is brilliantly preserved and the epitome of an English rural village. With attractive green, overlooked by architecturally distinguished houses, this is a destination village at the end of a no-through road. At the heart of it is the popular public house ‘The Earle Arms’, thriving bakery ‘Husk’, renowned tea room, interiors shop ‘Moochi Modo’ and florist and artisan store 'The Wallflower and Wallace'. Further offerings within Heydon include a beauty and wellbeing barn, gift shop and hairdressers. The Estate owners allow access to the park on a permissive basis, working in with the livestock and farming elements of the Heydon Estate. This allows for visitors and inhabitants to wander freely through the park.

The town of Reepham has a market square which hosts antiques fairs and an annual classic car show and is the focal point of the town with the imposing Dial House, a boutique B&B, host to an award-winning artisan bakers and café, farm shop, delicatessen, butchers, public house, florist, gift shops, antique shops and post office. Beyond the market place is a Co-op and Spar, antique shops, news agent, health centre and cafés including the Railway Station on the edge of the Marriots Way, a public owned 26 mile decommissioned railway between Norwich and Aylsham providing excellent cycling and walks. The town has good provision for state education, with Reepham Primary School, and Reepham High School and College, Ofsted rated ‘Good’, June 2019 and March 2022 respectively.
