3 MILLBROOK, HIGH STREET, WEST LYDFORD, SOMERTON TA11 7DB

The property has immaculate accommodation including a sitting room, kitchen dining room, cloakroom, three bedrooms and a family bathroom.

There are lawned gardens to the front and rear, off street parking.

About the area

West Lydford is a small Somerset village in beautiful countryside between the towns of Wells, Somerton, Glastonbury and Castle Cary. The major towns of the area being Bristol, Bath, Taunton and Yeovil are all within commuting distance and Castle Cary station (15 mins) has a main rail line to London. There are good state and independent schools close by including a number of primary schools, Millfield, Strode College, Wells Cathedral, Downside, Hazelgrove and the Bruton and Sherborne schools.

The villages of East and West Lydford are centred on the old Parish Churches and bridges over the River Brue and have a very active community with a good number of societies and organisations. Within a few minutes walk is a small local supermarket which also provides newspapers, off licence etc. and an excellent local pub. Extensive cultural, social and sporting activities with most needs catered for.

The village is situated away from the main road in beautiful countryside which is very accessible with many footpaths and bridleways which run through meadows, orchards and woodland.

Accommodation

The current owners have taken great care to update the accommodation to a high standard and a buyer can move straight in without having to lift a finger.

The property is set back from the village lane behind a lawned front garden with a path leading up to the front door. You enter directly into the sitting room which is a large, light and airy living space with high ceilings, a bay window and laminate flooring. Underneath the stairs there is a cloakroom.

The kitchen dining room has high quality fittings including wall and base units with pan drawers, a stainless steel sink, and integrated appliances including a dishwasher, induction hob, extractor fan and mid-level oven. At the far end of the kitchen there are two larder style cupboards and plenty of room for a dining room. A door leads from the kitchen to a rear lobby where there is a utility room/store, plus access to the garden.

Upstairs there are three bedrooms, two of which being comfortable double rooms with built-in storage. All three bedrooms use the family bathroom which has a bath with overhead shower, basin and w/c.

Places of interest

About Us Roderick Thomas is an entirely independent firm with decades of experience selling and letting residential property. The firm has offices in Wells, Somerton and Castle Cary and covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of widespread advertising and effective marketing is recognised and with each property, an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion. Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE SELLING RIGHTS – one agent is instructed to sell a property and a commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed. They work in conjunction and share the commission on completion. The rate is usually higher than the sole agency. MULTI-AGENCY – two (or occasionally more) agents are instructed. They work in competition and only the agent who sells receives a commission on completion. Again this is usually at a higher rate than sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property. Lettings We offer landlords a full residential lettings service covering every aspect of the market. This includes finding tenants and agreeing terms and this can be extended to include rent collection and full management if required. Each case is assessed individually to suit a client's needs. Our services are transparent and clearly stated. About You Above are details “about us” and our service. However, this is really about you. We try to make it as easy as possible for you to search for the right type of property in the right area and in the right price range. We very much hope it works for you. Call us now on the number displayed or press the Contact Agent button- we look forward to hearing from you.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on February 2, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
