Location - The land is situated one mile south of Bampton Village, being highly accessible from the center of Witney, being only 5 miles to the north east, and Carterton being 3.5 miles to the north west.

Larger centers include Oxford located 13 miles to the east of the land. Cirencester is 21 miles to the west, and Swindon being 18 miles to the south of the land.

Description - The Land is 15.72 acres to be let as a whole or as two lots for a variety of uses, the Landlord is open to a tenancy for Agricultural or Non-agricultural purposes.

The land is separated into two fields, one being 8.14 acres and the second being 7.58 acres. If let as two lots this would be done in line with the individual field boundaries.

Both fields are flat with minimal undulation, are classified as grade 3 good to moderate agricultural land, and have grown good grass crops in recent years. Soil Scape surveys show that the fields are Loamy soils with naturally high groundwater, despite this identification of high groundwater the land it relatively well draining and suitable for year round grazing (subject to sensible stocking densities).

Tenancy Terms - The occupation of the land is open to a variety of purposes. With its accessibility and location the land lends its self well to agricultural, horticultural or equestrian and many other uses, therefore the terms of the tenancy are open for negotiation based upon the prospective tenants intended use of the land.

The land is open for agricultural or non-agricultural use. The land is not subject to any agricultural schemes or agreements which would pose restricted use to a prospective occupier. The Landlord would be open to the tenant entering an environmental scheme subject to the Landlord's or Landlord's agent's approval.

The Landlords are an institutional charity looking for a good and secure tenant whom will continue to keep the land in good condition and well maintained. The tenant will be expected to meet the cost of preparing the tenancy agreement.

Access to the roadside field extending to 8.14 acres is taken directly off Buckland road via a 15 foot gateway, with a free swinging wooden gate. Access to the second parcel which extends to 7.58 acres is taken off a private road off the Buckland road leading down to West Moor Farm. This is a 12 ft wooden gate, the gateway at current does have some overgrowing branches which could be removed.

Boundaries - Both fields have thick stock proof hedges with some sections of sheep netting within the hedges. We believe that the fields could be easily made stock proof, but would advise that any prospective tenant wishing to put stock on the fields make their own assessment of the boundaries. The wooden gates accessing both fields are in good working condition.

The hedges are in a maintained condition, it would be the obligation of the tenant to cut hedges at least every two years and to keep them in good order.

Past Tenure - The land has been farmed under a farm business tenancy for the last 7 years, the current tenant also had occupation of the land for a number of years prior. The land has been well kept and used for reasonable grass production being in a long term ley.
