The Location:

The village has a two fantastic pubs as well as Stokely farm shop cafe and Tap room within walking distance. There is a well respected and popular primary school. The market town of Kingsbridge and the naval town of Dartmouth are equally close to the village and collectively provide a range of educational, recreational and shopping facilities.
The Property:
Rest Cottage is a charming Grade II Listed two bedroom detached stone cottage that benefits from a lovely garden, driveway parking and a further detached garage. The property comprises;
Enter through a UPVC door into a welcoming entrance hall with doors either side to sitting room and kitchen/diner, and a winding staircase directly in front. With black tiled floor and rustic wooden doors, you can see as soon as you walk in that this home is something special.
To the right of the hallway is the kitchen and dining area. The kitchen is well-equipped with a range of floor units with wooden worksurface above. An inset sink and drainer sits beneath the window overlooking the front of the house and there is an integrated dishwasher as well as an electric oven and electric hob. There is also further space for an undercounter fridge. The kitchen is modern and clean but in keeping with the country cottage feel which is accentuated by the wooden beams above. The dining area has a inset fireplace currently fitted with an electric woodburner and has plenty of room for a table and chairs.
Across from the kitchen lies the main reception room which is a gorgeous room, spacious yet cosy and full of cottage features; the main one being the commanding stone fireplace complete with woodburning stove for those wintry days. With windows either side of the room, the room is full of natural light and the carpeted floor brings some warmth.
Through from the reception leads to what is affectionately known by the current owners as the 'scouts hut'. This is a secondary reception room which is a timber structure but allows for additional seating or a further living area. The double doors at the end lead to the patio in the garden and could also be quite easily classed as a summer room in the sunshine. This room previously had planning permission, and listed building approval to replace it many years ago and can be indicative of what may be allowed (please ask the agent for details).
Also downstairs there is a handy WC/utility area which has a low-level WC, basin and space for washing machine and freezer. An additional 'nook' creates further storage.
Upstairs:
Upstairs there are two bedrooms and the bathroom. The main bedroom is certainly the star of the show for the first floor as it is a large double room, with built in storage and a window seat with stunning views over the church and beyond to the sea. It would be easy to imagine sitting here and reading a book whilst being distracted by the view.
The second bedroom is a good sized double room with built in wardrobes, one of which houses the water tank.
The bathroom is fully equipped with low level WC, basin and bath with Mira electric shower over. There is also loft access from here.
Outside:
The gravel driveway at the front of the property allows for plenty of parking. There are a few little zones of garden with part laid to lawn at the front with established plants surrounding it, a further patio area to the rear of the property allows for space to sit and eat al fresco or enjoy an evening glass of wine and there is also a secret garden through a little archway.
Furthermore, there is a large garage allowing for plenty of additional storage space for paddleboards, bikes or even a boat.

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on August 23, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
