Overview
Enjoying characteristics such as high ceilings and a bay window that make property of this era so popular, there is a huge amount of potential with this property. The living room at the front benefits from the aforementioned bay window, as well as an open fireplace. Adding shelving to the alcoves would help with storage that is much needed in a one bedroom flat! The bedroom, which also has access on to the garden, is a good sized double with plenty of space for wardrobes and other furniture.
Along the hallway is the dining room which has retained the original dresser and has a useful nook under the stairs that would be ideal for storing a bike or building in some cupboard space. The kitchen is next and comes with ample cupboard and counter space. For those preferring a more open plan layout, removing the wall between the kitchen and dining room would make a large and light space perfect for socialising! Finally, the bathroom is at the back of the flat which has been updated in recent years.
Outside
While in need of some attention, the private rear garden is an excellent space to work with. Enjoying an aspect that benefits from plenty of afternoon/evening sun, particularly through the summer months, the garden could become a fantastic space to host family and friends. There is access to the garden from a securely gated lane that runs behind the terrace which will make the job of turning the garden into a mini oasis in the city that much easier!
Location
Hengrove Road is a street in which property is not often available! Due to its proximity to the parks of Knowle and its easy access to central Bristol, the location is great. With Temple Meads station just 1.4 miles down the Wells Road, plenty of other hotspots are within easy reach including Wapping Wharf, North Street and Finzels Reach. Closer to home, Redcatch Park is on the doorstep while Perrett Park and Arnos Vale cemetery, and the adjoining park, are a short walk away. The Knowle is a great local offering quality food and a great vibe while the soon to be redeveloped Broadwalk shopping centre will be a huge draw in the area for years to come.
We think...
This is an excellent flat for anyone looking for a property that they can make their own over time.

Broadband availability and predicted speed: obtained from Ofcom on August 11, 2024
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on August 11, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
