A SPECTACULAR TWO BEDROOM CHARACTER, LEASEHOLD PROPERTY NESTLED IN THE HEART OF THE TOWN, WITH PICTURESQUE VIEWS OF THE CHARMING FISHING VILLAGE POLRUAN AND A SUNNY COURTYARD. CURRENTLY RUN AS A SUCCESSFUL HOLIDAY LET. SELLING CHAIN FREE.

The Location - Polruan lies on the east bank of the river Fowey, just inside the entrance to Fowey harbour. The village has its own general stores, sub post office, tea rooms, two public houses and a long established boat building and repair yard. The village is connected to Fowey, which has a wider range of small shops and businesses catering for most day to day needs, by a regular passenger ferry. The immediate area is surrounded by many miles of wonderful coast and countryside, much of which is in the ownership of the National Trust.

Once away from the immediate local lanes, there are good road connections to the motorway system via the A38/A30. Railway connections (London Paddington) can be made at a number of local stations (Par, Liskeard & Lostwithiel).

The Property -

A spacious two bedroom property, currently used as a holiday let and would make an ideal lock up and leave residence, or equally a main home.

Accessed from Fore Street and up some stone steps, the front door opens to an entrance hall, with stairs leading to the first floor with useful under stairs storage. Doors open to a galley kitchen and lounge/diner. The galley kitchen is well-appointed with wall and base units offering plenty of storage, electric oven and hob and space for a fridge freezer. A further door opens to a rear porch giving access to the rear garden, through the communal courtyard and up some steps.

The dining area is light, spacious and steeped in character with space for a dining table and chairs - the perfect space for socialising with family and friends. Sliding doors open to a cosy sitting room, with exposed stone feature wall and wood burner, and dormer offering window seating, the perfect spot to sit back and watch the hustle and bustle of this fishing village.

Heading upstairs, there are two sizeable double bedrooms and a generous family bathroom.

Bedroom one is light and spacious with windows looking out to the River Fowey and practical storage cupboards.

Bedroom two is also a great size double bedroom with a storage cupboard and window looking out to the neighbouring houses in Polruan.

The family bathroom is well-equipped with bathtub, shower cubicle, wc and wash hand basin with worksurface over a useful utility area, where there is plumbing and space for a washer/ dryer.

The Outside - You can access the garden from the rear porch or side of the property, through the communal courtyard and up a few steps. Once you reach the top, you will be greeted by a sunny courtyard with plenty of space for garden furniture for alfresco dining. There are also pretty views over the river to Fowey at the top of the garden.

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
