The Property
Hillcrest is a characterful single storey thatched cottage nestled between the outstanding natural beauty of the New Forest and Cranbourne Chase, set in grounds of circa 1/4 of an acre. The cottage is built mainly of cobb walls under a thatched roof.
The entrance can be found to the east of the property under a welcoming thatched porch, leading into a utility room and hallway. Off this entrance is the family bathroom, kitchen and two bedrooms—one of which has double French doors leading to a peaceful patio area.
The kitchen is well appointed, naturally well lit, has decent storage and a space for a range cooker. There is a lava-flow granite topped island in the kitchen with room for stools and a chair.
Further into the property you will find an open plan sitting/dining room situated next to the kitchen, the seating area has plenty of room for 3 sofas around the functioning fire place, a more recent extension brings in light to the room and leads out through French doors to a terraced entertaining area and the garden beyond.
Off the sitting/dining room is the main bedroom with built in wardrobes and single door access to the garden, an ensuite bathroom the property.
Outside
The front of the property has a large gravel drive with small pole barn and outbuilding which is being used as a gym and a home office. A winding path leads down to the cottage. At the rear of the property is a large lawn with mature trees and well planted beds and shrubs. There is a useful detached timber annexe with bathroom at the end of the garden with a charming view to the house.
Location
Hillcrest is situated just outside of the village of Sandleheath on the western outskirts of the market town of Fordingbridge. Fordingbridge has an array of local services to cater for everyday needs including a range of shops, churches, a building society, a library and an excellent health centre. There is also schooling at primary and secondary levels in the form of Fordingbridge Infants and Junior school and Burgate Secondary School and Sixth Form.
There are a variety of facilities available within the surrounding areas including shops, restaurants, leisure and health facilities, in addition to outdoor pursuits just outside of the town such as Go Ape, New Forest Water Park and Snowtrax Alpine Activity Centre, to name a few. The major centres of Bournemouth, Poole, Salisbury and Southampton are all easily accessible by car for both cultural and coastal days out, and for recreational pursuits the New Forest is nearby offering thousands of acres of unrestricted walking and riding over moor, heath and woodland.
Services - Mains water and electricity, flo-gas tank. Private drainage via septic tank.
Ofcom suggests broadband speed of up to 35 Mbps and most major mobile networks should have full connectivity outdoors.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on August 24, 2024
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on August 24, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on August 24, 2011 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
