Description

The land comprises an area of ‘parkland style’ grassland with the benefit of a good range of stables.  In all, the property extends to approximately 3.67 acres (1.49 hectares) and is shown for identification purposes only
outlined red on the sale plan.

A beautiful area of traditional grassland in one good size enclosure, the grassland is surrounded by mature
hedgerows and/or electric fencing.  The land gently slopes from the east to the west providing picturesque views  of the valley that runs below. The area has traditionally been grazed by horses but may offer an alternative use, subject to the appropriate permissions.

The land has the benefit of good road frontage off Butts Road and there is an excellent entrance area. A hardcore track leads down to a very well presented and maintained stable block, which is located in the
north-eastern corner of the property. The ‘L’ shaped stable block measures overall approximately 50’ x 27’ (15.20m x 8.23m) and comprises three stables measuring 12’ x 12’ (3.66m x 3.66m) each. Double doors lead to a storage/ feedstore measuring 12’ x 24’ (3.66m x 7.32m) that gives access to a tack room to the rear. The building has a concrete floor with rubber matting in each stable, and wooden weatherboard elevations under
corrugated pitched roof. To the front of the stables there is a yard area within post and rail fencing with a gate giving access to the meadowland in front. To the south of the stables there is a reinforced concrete area which gives the possibility of adding additional stables. The stables have mains water connected and a hay store that will be included with the sale.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
