Release Of Covenants And Remaining Rights And Ease - Buyers will see in the legal pack that the property has had various restrictive covenants which would prevent buyers from developing the site.
The seller’s solicitor has advised that the significant restrictive covenants have been removed and redevelopment of the site is now possible, subject to planning permission.
The small area between the substation and the road cannot be built on as access to the substation and underground cables is required.

C5: The 23.11.99 transfer and deed of grant transferred the rights of access to the sub-station to Midland Electricity PLC. The document imposes new covenants as set out in clause 5 thereof. These prohibit the erection of any building on the land affording access to the sub-station and any interference with Midland Electricity PLC’s apparatus.
C6: The land tinted blue on the title plan is subject to a reservation of identical rights to those set out in C3 above.
C7: The 2021 deed released the covenants contained in the 1965 and 1984 conveyances mentioned at C1 and C2.
