STOP SCROLLING!!! You have just found an absolute gem of a house - give me 5mins of your time and you will see why....

I started my search for this house in 2012. Nuneaton was the town of choice (mainly due to proximity to work, but I have since learnt that there is much more to the town than that) and at that time I viewed at least 30 houses in 1 weekend (!) and fell in love with this one immediately over any other.

Why?

Well for me it was the garden and internal potential vs anything else out there of a similar price; it was the only one on the estates that had a well established garden that a child would love to spend time in. The inside definitely required improvements when I bought it and so I set about numerous renovations and upgrades that now makes this house a complete one off with features any prospective buyer would love.

I’ll start with the extensions. The kitchen extension has a real ‘wow factor’ and is my proudest achievement on my house. I’ve had many a gathering and can easily accommodate large family gatherings or children’s parties. It was a real labour of love, and as the engineer who built it, I was very keen to make sure it was light and airy and would stand the test of time. Every detail from lighting (electric and roof windows) plumbing, electrics, layout has been thought through to ensure a seemless experience. It is large enough for a double oven, microwave, American fridge freezer, separate washer and dryer and a dishwasher with plenty of room for the cupboards for any kitchen gadgets that would be wanted. (Just go ahead and count up all of the cupboards and white goods space… I challenge you to find one with more space in a house of this price bracket!)

The house also benefits from a front lounge extension, which I use for a play area for my 5 year old, but could easily be a part of the lounge without any layout changes, or with some doors added could become a downstairs office. There is also a garage extension to the already existing double garage, which is currently used as a wood store and workshop.

By far and away my 5 year olds favourite room though is the hot tub pool room. She loves splashing around in there at all times of the year before heading outside for some fun in the tree fort, or the play house, finding some nook or cranny to explore outside.

The internet to the house has recently been upgraded to BT fibre, so very fast speeds can be achieved away from the Virgin monopoly prices, and the upstairs back bedroom / office has Ethernet cables installed from the router so no WI-FI speed loss is exhibited.

The bedrooms upstairs are all of a double or larger size, so no disappointed kids in a box room here.

For anyone interested, the roof space is huge, can be stood up in over half of its floor area, and with this house having a combi boiler, there are no water tanks up there, meaning this would be ripe for an attic conversion in the future.

The real gem of this property however is the nerdy stuff. This property benefits from £25ks worth of solar panels, intelligent car charger, heat pumps & air conditioning plus a wood burner and crucially still benefits from a 7 year old combi boiler Gas Central heating system. What this basically all boils down to is near zero cost per year on bills but with the added advantage that when it is really cold, the Gas Central Heating can still be used (unlike most heat pump installations where the government insists on the Gas Central Heating being removed).

The heat pumps also work as air conditioning in the summer, which has been a godsend for the last few years. No more stuffy nights, and as a real bonus, excellent for hayfever sufferers not having to let pollen in trying to cool the house down.

I approximate that I have saved over £5k per year on house bills and petrol for running a car and am happy to discuss the finer detail of this with any prospective purchaser. Think about whether any other house on the market can boast the same benefits!!

Note: the solar system is designed specifically by me (a chartered engineer) 6kW peak panels, with a 6kW inverter (which is more than enough for anybody! Able to power the oven, 2 heat pumps, hot tub heater and all the background energy a house would use at the same time). This is connected to 10kWh batteries so even when the sun isn’t shining it is possible to run off grid with stored energy. (Of course, when the batteries are flat, and it’s night, the grid electricity can still be used)

If there is ever a power cut, there is an emergency power socket that can be used to take power from the batteries so you can be the only house in the street with the lights on.

The 2 heat pumps in the property are rated at 4kW output each and the wood burner at 8kW, which is more than enough to heat the house on all but the coldest of winter days.

Last year with the wood burner and heat pumps in use, I spent only £480 on bills on the house which was offset by the electricity I sold to the grid over the summer when heating was less required, so the net cost for running the house was zero. (Saving approx £2500 - £3000 vs the standard running of a house this size)

My only cost came from charging the car, which is a massive saving vs. Petrol / diesel. (Again another £3000 saved vs running on petrol or diesel) The car charger is an Ohme, which is able to take advantage of octopus agile rates or standard off peak rates.

My only reason for selling is I am looking to move closer to family on the other side of Sutton Coldfield. I really do hope that this house can be loved by someone else as much as we have done.
