Situation - The land is located close to the centre of the North-Shropshire village of Ruyton XI Towns, just off School Road which leads past Packwood Haugh School towards Wykey. It lies approximately 2 miles from Baschurch and approximately 9.5 miles from the northern edge of Shrewsbury.

Ruyton XI Towns has a range of local services and facilities including a primary school, Doctors and Veterinary surgeries, a café, and a public house.

Description - The land comprises of approximately 4.42 acres of level, good quality mowing and grazing land which is divided into two parcels.

Access to the land is via a short single-track lane which also leads to houses. The lane terminates at the gateway to the land, which is denoted by the Halls sale board.

According to Soilscapes, the soil is a freely draining slightly acid loamy soil, and according to the Agricultural Land Classification for England, it is classed as Grade 4.

The title boundary of the land leads to the edge of the River Perry where there is a useful livestock drinking bay. The boundaries are stock proof and comprise of stock fences, post and rail fences or hedges.
