If we are honest with ourselves there is something in all of us that is a little bit in love with the idea of village life but sadly, the reality is either too expensive or too remote, making actually living there all a bit of a faff and this completely ruins the dream. If this describes you in any way, don't get downhearted because there are villages in the area that manage to buck the trend completely by providing all the facilities necessary for a convenient life not too far from 'civilisation', while remaining affordable. Throw into this mix the flexibility that five bedrooms brings and this well presented home begins to provide answers to questions you had yet to think of.

Entering the front door where the staircase rises in front of us, to the right is the door into the lounge.

Photos are taken with a WIDE ANGLE CAMERA so PLEASE LOOK at the 3D & 2D floor plans for approximate room sizes as we don't want you turning up at the home and being disappointed, courtesy of planstosell.co.uk:

All in all this is a home to solve problems. Families of a size that necessitates five bedrooms are frequently ham-strung by the availability of such homes close to town centres where, should they even exist their location can make them prohibitively expensive. Yet these same families need the facilities found in towns to cater for their member's needs and this is where Trudddyn comes galloping to the rescue. It remains surprisingly affordable; the local village primary school is very highly regarded and Mold, that jewel of North Wales is about 8 minutes away in the car. For the times when the kids want independence or Mum has the car for her supermarket run, there is even a regular and frequent bus service so you see, it really can do almost everything.

Rooms

Lounge 3.96m x 3.66m (13ft x 12ft)
This large room is kept bright and airy by a combination of the forward facing picture window and, through an archway into the dining area, the huge and fully glazed bi-fold doors of the sun room. The space is also kept warm and welcoming thanks to the wood flooring, which to my mind always enhances any room and if you disagree, we can't be friends. And speaking of the sun room, this large space really does assume a Jekyl and Hyde character in that the bi-fold doors make it the closest you will get to being outside but with none of the associated discomforts and, during the winter months the large double radiator assures its continued usage without the need for overcoats as you enjoy the peace of the garden from the comfort of your armchair.

Kitchen/Diner
Moving through this archway into what can be either a continuation of the lounge or a formal dining room, to our left is the kitchen. This, running virtually the full width of the building is easily big enough to accommodate a full sized dining table against the back wall without it interfering with the workings that necessarily occur here. These creative workings are catered for by a bank of fitted units which includes a massive range cooker along the wall beneath the wide picture window, while the more prosaic activities such a laundry are performed in the separate and comprehensively equipped utility room at the far end.

Utility Room 1.60m x 1.98m (5ft 3in x 6ft 6in)
The back door into the garden opens from the utility room while at the opposite end is the ever useful downstairs loo. This is ideally placed for use by guests relaxing in the garden during the summer (?) parties that such a home is sure to encourage, and removes the need for people tramping muddy feet through the house. Another door adjacent to the utility room door gives internal access to the integral garage, thoughtfully preventing the need to go outside during wet weather although it will sadly, probably encourage the dumping of 'stuff' that has no formal home and will surely be in the way but has to go somewhere. Unless you are more disciplined than me....

Rear Garden
Stepping out into the rear garden we find ourselves on a broad paved area of patio which sweeps round past the sun room and provides a sheltered hideaway to sit and relax with friends before a low wall with a set of centrally positioned steps take us up to the higher level of the lawn. At the top of the garden is a large summer house with attached storage for all your outside goodies that may not take too kindly to the rain while the building itself can fulfil any number of uses according to your needs.

Bedroom 1 5.31m x 3.99m (17ft 5in x 13ft 1in)
Moving upstairs, as we reach the landing, turning to our left brings us to the principal bedroom and although currently an unfashionable term, if ever a room deserved the nomenclature 'master bedroom', this is it. Twin bedside cabinets flank the large double bed leaving plenty of available floor space for free standing furniture and to move around, while at the far end is a pair of attractively fronted fitted wardrobes. But the star of the show lies adjacent to these. Opening the door into the en-suite I was put in mind of some of the classier boutique hotels, such is the standard of its fittings. Finished in classical dark grey tiling, it features a modern unitary hand basin and lavatory with associated storage beneath and a sensibly large walk-in shower cubicle where the water is drawn directly from the central heating system, meaning its supply is both constant and plentiful.

Bedroom 2 4.72m x 3.00m (15ft 6in x 9ft 10in)
Next door is the second bedroom which is another generously proportioned double room, this time benefiting from an attractive and unusual patio style door opening onto a Romeo & Juliet balcony from which you can enjoy far reaching views over the rear garden and down towards Mold.

Bedroom 3 2.79m x 1.98m (9ft 2in x 6ft 6in)
The third bedroom is the only definite single in the home but then again, with four others to choose from it would seem churlish to complain...

Bedroom 4 2.36m x 3.23m (7ft 9in x 10ft 7in)
The fourth bedroom is definitely a double and while it is not huge, it remains a practical and comfortable size providing your main hobbies don't include the collection of Louis XIV furniture...

Bedroom 5 3.38m x 3.78m (11ft 1in x 12ft 5in)
The final bedroom is altogether bigger, finding space for virtually any style of furnishings that take your fancy and doing so with ease.

Bathroom 1.78m x 2.49m (5ft 10in x 8ft 2in)
And last but not least, passing the airing and linen cupboard at the end of the landing we come to the family bathroom. This is not, if I am honest the biggest room on the planet but then what real purpose is served by having acres of space in a bathroom? It's not as if parties will be held here or at least, not the sort of parties I get invited to... It is however, well presented and comprehensively equipped with a unitary hand basin and lavatory with their accompanying storage and a traditional bath fitted with a protective glass side screen in case of any over-enthusiam displayed by the showeree. In short, it does what it says on the tin, and does it well.
