Both blocks are located alongside the minor district road leading from the hamlet of Rhos (½ mile) down towards the direction of Pentrecwrt (1½ miles). Rhos lies alongside the A484 Newcastle Emlyn – Carmarthen roadway, and has places of worship and a public house. The village of Saron (1½ miles) has a primary school, chapel and filling station with stores. The Market Towns of Newcastle Emlyn and Carmarthen are some 8 and 10 miles distant and provide for wider array of amenities.

DIRECTIONS

From the A484 roadway, take the junction by St. James Church. Carry on along here for approx. ¼ mile until coming to a ‘Give Way’. DESCRIPTION

LOT 1 – Block due North of Tymaen Homestead

This block totals to some 32 acres or thereabouts, including some 3½ acres of mature sloping woodland, set in the North Western corner. The pastureland of 4 enclosures being level to gently sloping, and in good heart, and suited for grazing and cropping purposes. We note that two electric transformer masts cross parcel No. 0848.

We understand that a public footpath leads down to the wooded area from the Tymaen yard, but understand that it is not used owing to the terrain. We’re also verbally advised that there are the remnants of a stone cottage in the wood, but are of the opinion that access to it and its bad structural condition, that planning consent for its renewal would be highly unlikely.

LOT 2 – (Block due South of Tymaen Homestead)

This block amounts to some 32 acres, of which some 1½ acres can be classed as woodland, and consists of 5 pasture fields, ranging from 3½ up to just under 10 acres, and all being level and in good heart. Parcel No. 9349 has a track running along its Western boundary, with Rights of Way for the bounding property of Bwlch Clawdd Morgan, to the gateway of the field, and owned by them thereon.

Both blocks of land have been used for a pedigree sheep enterprise over the last 30 years or so, and have also previously been used for dairying purposes prior to that.
