The extension granted is of a high standard of energy efficiency, creating a thermally efficient envelope that would minimise heat loss whilst maximising solar heat gains in winter. The approach provides for a high level of thermal comfort and even temperatures throughout, to reduce the reliance on a conventional space heating system. The space would have a high level of insulation and air tightness using triple glazed windows and doors, already installed on the existing cottage. A whole-house mechanical heat recovery ventilation system (MHRV) centrally located in the link would supply controlled and continuous amounts of fresh air to the house.

The property is approached via an existing private track. The new site layout would provide a formal courtyard arrangement for three cars, to free up the area immediately in front of the cottage for a terrace and a garden. New surfaces and levels would afford safe level access to, and throughout the whole ground floor of the dwelling for wheelchair users, to make the property an accessible dwelling as far as possible. Location

Yatton Cottage is situated in an elevated position on Yatton Hill, near the western edge of Yatton Hill Common. The site overlooks the hamlets of Yatton and Yatton Marsh; both settlements being in the valley to the west. The property is situated in north Herefordshire, about 10km from two historic market towns: Leominster to the south-east, and Ludlow to the north-east.
