Description

The Lodge is an attractive detached property dating from the late 1800s, being one of the original lodge houses for the Wyfold Estate. It has a pretty brick and flint construction with a tiled roof and is setback from the road. The home gives a sense of individuality, privacy and a feeling of the countryside being surrounded by trees.

Upon entering the entrance hall has an original oak door and a staircase which leads to a galleried landing. The main sitting room is a great, open space, full of natural light and different aspects of the surrounding gardens. The dining area has room for a six seater dining table and a large, square bay window with views over the garden. A wood burning stove is finished with a stone surround.

The open plan sitting area gives a great first impression and is a level down from the dining area. There is an abundance of natural light via the large glazed double doors and the Camelot conservatory. The conservatory has been designed to take full advantage of the surrounding gardens and a great feeling of indoor/outdoor living. It has been seamlessly extended to create a great living space and arguably the heart of the home. A wooden floor has been added throughout this area, with underfloor heating and a gas fire.

The well-appointed kitchen has light oak fronted wall and floor units, stainless steel 1.5 bowl sink with mixer tap, Neff double oven, stainless steel extractor hood and canopy over and a double aspect with leaded light windows. Integrated appliances include dishwasher and fridge freezer. The ground floor is completed with a separate study and a cloakroom.

On the first floor are four bedrooms and three bathrooms, providing great flexible accommodation for the family or guests. Both the principal bedroom and second bedroom have en-suites and integrated storage. The principal bedroom has a large walk-in shower. The family bathroom is also available off the galleried landing.

Outside
The Lodge is positioned in a quiet, peaceful position on the edge of the Wyfold estate, surrounded by woodland and vegetation. Arguably its best feature is the home sitting in the middle of the plot, overlooking the gardens which slope down to the front. The gardens have a southerly aspect, bathing in natural sunlight. The York stone terrace, which runs to the south and west of the property, is ideal for outdoor dining and is edged by lawn and stone paths. From the lawn steps lead down to the lower lawn, with brick retaining walls, and a small circular paved area. Well established native trees and mature hedging allow for privacy and seclusion.

To the front a stone path leads to the covered entrance porch. Beyond the laurel hedge is a stone parking area. An attractive brick and flint store room is located to the rear of the property and it has been converted into a separate utility area, with a direct path back to the house and is connected to all services. Parking is available at the bottom of the gardens with a right of access over a public footpath, leading to a double width garage with a large boarded loft space.

Location

The Lodge is situated in a ‘no through’ road within the Wyfold Estate, in an Area of Outstanding Natural Beauty and a Conservation Area. Henley-on-Thames is within 6 miles and has an excellent range of shopping, recreational and educational facilities. Nearby regional centres of Reading, Oxford, Maidenhead and Marlow may all be reached within 45 minutes providing further extensive facilities. Major road networks connecting to the M4 and M40, London Heathrow Airport and Birmingham are accessed within a few miles. There is a mainline railway service from Reading (London Paddington) and Henley-on-Thames is a branch line (via Twyford) to London Paddington.
