Description

Viewbank is a spacious and attractive detached Georgian house set in a peaceful residential setting on the northern outskirts of Auchtermuchty. Due to its elevation, the house, particularly on the first floor, has wonderful south facing views over the village and towards the Lomond Hills beyond.

The ground floor accommodation is approached from the rear of the house, leading into a rear hall, off which is the kitchen / breakfast room, a butler’s pantry with original cabinets, and the home office with shower room off which could be used as a guest bedroom with en suite. The kitchen / breakfast room is fitted with a range of units and solid wood worktops. An opening leads into a secondary kitchen to the side, with a plumbed utility room off it. The original front hall sits in the heart of the house and has a door to the porch flanked by stained glass windows, which then leads out into the garden. The two front facing reception rooms sit off this main hall, and offer spacious proportions and lovely south-facing views. The dining / family room has a door from the kitchen, ornate ceiling cornicing and a log burning stove set into the fireplace. The sitting room also has original cornicework, two shelved alcoves set either side of a fireplace, and a large bay window overlooking the garden. A door opens into the vinery and greenhouse.

The first floor is reached via the elegant stone staircase, with original curved wooden banister leading up from the main hall. Situated off the landing are four double bedrooms of equal proportions. The principal bedroom has fitted wardrobes and its own en suite shower room. The views to the south from the front-facing rooms are spectacular. There are also two linen cupboards off the landing. A split in the staircase leads to the rooms at the back of the house. These include a snug, the fifth bedroom and the family bathroom.

Outside
Viewbank sits in its own private walled garden, and is approached by a driveway to the rear of the house. This leads to a courtyard where there is ample parking, a double garage and an excellent range of other outhouses. These include the boiler room, potting shed, and a gardener’s store with WC. A door from the courtyard acts as the rear but principal entrance into the house.

The front, south facing garden is overlooked by a paved terrace at the top, immediately outside the original front door to the house. This is a charming spot for barbecues and outdoor entertaining. Adjoining the west side of the house is a greenhouse and vinery which has a door leading into the sitting room. The garden is enclosed by a rich variety of mature shrubs and trees providing it with a great deal of shelter and privacy. A side garden sits to the west of the principal garden which could be used for growing vegetables or creating a chicken run.

Location

Viewbank is situated on the northern outskirts of the village of Auchtermuchty. The village is popular with commuters to Dundee, Perth, Edinburgh and St Andrews, and has a range of shops including a Co-op supermarket and a pharmacy for everyday necessities, along with its AA Rosette-awarded pub, The Boar’s Head. The village’s primary school is a short walk from the house.

Cupar (9 miles) is a market town offering Bell Baxter High School, several supermarkets, a range of shops and professional services. The nearest mainline railway station is at Ladybank (5.5 miles) with services to Edinburgh, Dundee, Aberdeen and London on the East Coast line. Auchtermuchty has a highly accessible location with the M90 (7.5 miles) providing a fast road link south to Edinburgh and its airport (36 miles).

St Andrews, world famous as the Home of Golf, is only 19 miles away. There are six further golf courses run by the St Andrews Links Trust in St Andrews, and there are many other golf courses closer to Auchtermuchty including Ladybank. St Andrews is also well known for its university which is one of the oldest in Britain, founded in 1413. The town provides state schooling at Madras College. There is private schooling at Dollar Academy, St Leonards in St Andrews and at The High School of Dundee. Glenalmond and Strathallan boarding schools are both near Perth. There is a good range of private nurseries including The Secret Garden Outdoor Nursery at Letham and Smart Cookies in Falkland.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
