Planning
Prior Approval, set out by Part 3, Class Q, of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015, for the change of use of agricultural buildings to use class C3 for 4 small dwellings including building operations and partial demolition was granted under reference 3/23/1895/ARPN by East Herts District Council.

Overage
The title of which the property forms part, is subject to existing overage provisions. These overage provisions are being varied by agreement with the overage holder such that overage will only be triggered on the property in the event planning permission is secured for more than 425m2 of residential built development. Therefore, a planning application for the removal of the buildings with replacement new-built residential development (less than 425m2), for ancillary buildings or change of use to garden land will not trigger the revised overage provisions.
