Malvern View, Linton, Nr Ross-on-Wye

As the name suggests, a glorious vista of the majestic Malvern Hills is superbly showcased from this country home. The detached five-bedroom house, nestled within an idyllic village, boasts a beautifully bright open-plan living arrangement, an expansive balcony, a single-level one-bedroom annexe and a separate home office.

Sellers Insight:

Light, space and beautiful views! These are the things we've most enjoyed about living at Malvern View. The quality of light in the early morning as the sun rises is particularly memorable, and with windows to three aspects of the open plan living/dining/kitchen area, light continues to flood this space throughout the day.

We love this open-plan kitchen/dining/living space - it's so versatile. Whether it's sitting in the armchairs enjoying the morning sun, cooking and chatting round the kitchen island, enjoying dinner round the table with family and friends, or relaxing in front of a cosy fire on winter evenings. It is a peaceful space in normal use but also capable of hosting dinner parties and larger gatherings. A recent 60th Birthday Party had 30 people at the house, mainly inside, due to typical British weather!

The two deck areas outside the house also need a mention; they get the sun at different times of the day. It is wonderful to sit outside with a coffee or a glass of wine, or even eat breakfast or dinner outside when the weather allows, enjoying the scenery throughout the Spring, Summer and early Autumn seasons. The colours of the fields, trees and hills are always changing, particularly as the light and the clouds play their part.

The main bedroom has a quality of peace that is relaxing; having previously lived in towns and cities, it is noticeable how little noise there is around the property, and how still the countryside environment is. We love the light in this room, afforded by the six Velux windows giving views to the front of the property and one to the back. The vaulted ceiling also adds to a feeling of space.

The office is also a favourite place to sit as well as to work. The views to the front of the room are spectacular and unobstructed and the working space is generous. Working from home is a delight – peace and quiet allows periods of deep concentration and the opportunity to take a walk in the countryside during breaks is also a real bonus. One of us will often sit in the office in the morning for a cup of tea and a reflective time of watching the world around us before jumping into the business of the day.

We have really enjoyed Linton and the lovely community we have around us. Neighbours have become friends and communal events like the Linton music festival and the regular cadence of entertainment events at the village hall have been routinely enjoyable. The village Pub is also a gem, serving great food as well as a regularly changing selection of real ales. There are monthly 'Linton Ladies' events at the pub which are always open to newcomers and provide a good way to get to know other women in the village. Overall, there is a sense of community without a sense of obligation; there is freedom to participate or not without any pressure or clique.

Location:

Linton is a picturesque village, roughly five miles from Ross-on-Wye, a popular market town with a good variety of supermarkets, shops, restaurants, leisure facilities and highly regarded schools.
A grand 13th-century church stands in the centre of Linton and the Alma Inn, a family-run pub, is a short distance away. At the beginning of 2024, this was crowned pub of the year by Herefordshire's branch of the Campaign for Real Ale (CAMRA) - and this accolade marked the fourth time that the inn has earned this award since the current landlords took over in 2015. Each June, the Alma Inn hosts the Linton Festival, a three-day long music festival and, later in the year, the pub also stages the one-day-long Linton Summer Sessions. Both events raise money for various charities, most of which benefit the local community.
There is a hive of activity throughout the year in this lively village– for instance; a wine club launched at the village hall in October 2021 and this venue regularly hosts various other events such as community lunches, yoga classes, live music, and much more. In addition to this, there are community-spirited initiatives around Linton year-round.

Linton is also within easy reach of amenities: There are two golf courses – The South Herefordshire Golf Course and Ross-on-Wye Golf Club – both of which are less than a mile away.
It is also worth noting that the village of Gorsley is just over a mile away; this setting gives a shop, coffee house, public house, play area, recreation ground and Gorsley Goffs Primary School, which is rated 'Good' by Ofsted. The village of Lea, two miles away, also offers a village store, garage and Church of England primary school which is graded 'Good' by Ofsted.
The M50 motorway is approximately one mile away and provides excellent commuter links to the M5 giving good access to Birmingham, the North, Bristol and the South. The A40, three miles away, leads to the M4 at Newport, giving good access to Cardiff, Wales and the South.

The home at a glance:

The heart of the home is a fantastic, light-streamed, triple-aspect open-plan living space. There is a sitting room - complete with an inset wood burning stove, a staple of country life - plus a formal dining area and a modern kitchen. This carries high-gloss units, quartz worktops and a deep sink with a pull-out mixer tap. There is a variety of integrated appliances, such as a full-height fridge, a full-height freezer, two pull-out pantries, a combi-microwave, a fan oven, a warming drawer and a dishwasher. A large island, which offers a relaxed dining space, also includes a 5-zone induction hob with an extractor fan and a pop-up plug socket. Two sets of French doors lead out to a balcony overlooking the rolling countryside, although the Malvern Hills steal the limelight in the far distance. The spot grants an excellent vantage point of the sunrise, whereas the Velux windows in the dining room catch the afternoon sun. In the far corner, there is a utility room which includes additional storage space, an extra sink and space and plumbing for both a washing machine and a tumble dryer.

Beyond this expanse, the five-bedroom home possesses a wonderfully versatile layout; the ground floor includes a shower room and three bedrooms, although two of these presently serve as additional reception rooms. Of these, one includes a set of French doors which lead out to a private corner of the garden.
A staircase in the hall leads to the top floor, and plenty of light pours into each room through a series of Velux windows. There are two bedrooms, each with high vaulted ceilings, as well as a family bathroom and storage in the eaves of the property.
Malvern View offers an ideal opportunity for multi-generational living or a holiday rental income stream as it includes a self-contained ground-floor apartment, which features a double bedroom with an en-suite shower room, an open-plan kitchen/lounge and a utility cupboard. It is worth noting that there is an option to include all the apartment's furniture, fixtures and fittings in the sale.
Malvern View also presents the ability to run a business or work entirely from home; there is a detached home office which is presently connected with Starlink satellite internet, although other conventional superfast broadband providers are also available.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 5, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
