A classic, beautifully appointed Cotswold stone cottage in a secluded rural setting, with stunning valley views.

Description

Surrounded by beautiful, unspoilt countryside just a short distance from the market town of Tetbury, this charming and characterful cottage has a delightful setting overlooking Kingscote Wood and the picturesque valley below. The cottage is dated as early 1800s and has been subject to extensive renovations beginning in 2012, to create a stylish home which respects the age and character of the building. Internally it has been modernised to a very high standard and offers bright, open and airy accommodation, blending the original parts of the building with the contemporary extension using similar wood and an elegant colour palette. The finish is high quality, with attractive cabinetry in the kitchen, premium flooring throughout and attractively presented bedrooms and bathrooms.

The deceptively spacious accommodation is well planned across two floors, including a cosy sitting room with wood-burning stove, a separate family room, a large L-shaped open plan kitchen and dining room and a useful ancillary space to the side comprising a boot room, utility and pantry. From the entrance hall, with its tucked away cloakroom and WC, there are stairs to the first floor where there are five double bedrooms, two of which are en suite, and a separate family bathroom.

The cottage is tucked away down a quiet, private lane where there are just three homes – the cottage is situated in the middle of the three and is fronted by a charming garden enclosed by a drystone wall, stocked with a variety of colourful shrubs and bedding plants. To the side of the house is the detached garage and car port, along with a good-size gravel driveway, where there is off-street parking for a number of cars. The rear garden is truly exceptional, with an elevated decking terrace accessed from the back of the house providing stunning views across the gardens and the valley beyond. Below the terrace, a lawned garden slopes away in a series of tiers, including a terrace under a pretty pergola, raised vegetable planters, extensive lawns and a variety of mature trees including fruiting apple. The setting is magnificent and feels very secluded despite the open aspect and far-reaching views.

Location

The house enjoys a splendid rural setting about 0.8 miles from the small village of Kingscote, which has a village hall and a church, around six miles northwest of Tetbury, a popular and lively traditional Cotswold market town well known for its 17th and 18th century architecture. Historically, the town was known for its wool market and more recently antique shops but today boutique and specialist shops, together with cafes, an award-winning bakery, restaurants and bistros have come to the fore. There is superstore shopping on the edge of town and a wider choice of supermarkets, shops and leisure facilities in nearby Cirencester (17 miles), Dursley (5.3 miles) and Nailsworth (3.4 miles). There is a pub and a church in Kingscote.

There are direct rail services to London Paddington from Kemble and Swindon stations, the latter scheduled to take approximately 55 minutes. There is good access to the M4 and M5 towards Bristol and the A419/A417 on the other side of Cirencester. The main regional centres include Cheltenham, Bristol and Swindon, all of which are within daily commuting distance.

There is a good choice of private and state schools in the area including Westonbirt, Rendcomb College, Beaudesert Park and the Cheltenham Colleges.

Nearby is the world-famous National Arboretum at Westonbirt which covers 600 acres and boasts one of the most varied specimen collections in Europe as well as some 17 miles of trails. Other recreational opportunities include golf at Westonbirt and Minchinhampton, sailing at the Cotswold Water Park, motor racing at the Castle Combe circuit and racing at Cheltenham.
