Situation

The Old Rectory is situated on the edge of the sought-after village of Church Brampton. Brixworth is located four miles north and has an excellent range of shops, doctors’ surgery, and public houses. Northampton lies three miles away with a wide range of commercial and shopping amenities.

Transport links in the area are good with the A14 dual carriageway set to the north connecting with both the M1, M6 and A1.

Recreational activities in the immediate area are excellent. Pitsford Reservoir is close by offering extensive amenities which include sailing, wind surfing and fishing. Brixworth Country Park has an excellent cycle route around the reservoir and wonderful facilities for families. Golfing is well catered for at Brampton Heath and Northamptonshire County Golf Club situated in Church Brampton itself.

Educational provision is excellent with a primary school in neighbouring Chapel Brampton, and the nearby preparatory schools (all with pre-prep departments) of Spratton Hall, Maidwell Hall and Pitsford. This part of the world has a wide choice of prestigious public schools, such as Rugby, Oundle, Uppingham and Oakham. There is a bus service for day pupils at Rugby that leaves from the village.

The Property

This is a graceful, unlisted former Rectory, set in approximately 11 acres. The gentle Northamptonshire landscape is screened from the village by mature boundaries. It is an attractive ironstone house, under a tiled roof dating to the 1800s and stands close by to the 13th-century church of St Botolph’s.

The Old Rectory has been owned by the same family for over 40 years. Many of the original features remain, including tall bay windows, deep skirtings, high ceilings and working fires. The drawing room exemplifies many of these charms, with elegant cornicing, dado rail and tall bay windows which can be covered by original shutters, and views over the rear lawns toward the paddocks being a focal point. The impressive main hallway features a sweeping staircase and access the reception rooms. The ground floor accommodation is spacious yet comfortable, further comprising a sitting room with woodburning stove and fitted bookcases, a dining room with large bay window bringing in abundant light, and a study, which has a large open fireplace and windows overlooking the frontage of the property. Additionally, there is a well-sized kitchen with AGA, which opens onto a breakfast area with glazed roof allowing plenty of natural light, and timber folding doors leading to the significant garden terrace. From the kitchen, the well-equipped boot room and utility are accessed, with the rear entrance and further door leading to the courtyard. The substantial wine cellar is accessed from the rear staircase within an inner hallway.

An impressive 18th-century dog-leg staircase leads to the first floor and six sizeable bedrooms. The principal bedroom has an ensuite bathroom and wonderful views across the gardens and beyond. The second bedroom has an ensuite shower room, and the four further bedrooms are all well-proportioned, most with feature fireplaces. The principal bathroom is well appointed, with dressing area, a centrally positioned freestanding roll top cast iron bath, vanity unit with wash hand basin inset, and ornate cornicing.

Ancillary Accommodation

A flat comprising entrance lobby, kitchenette, sitting room and double bedroom is accessible from the house or independently from the courtyard.

Outside

Within a beautiful mature setting, and enclosed from the village lane by stone walls, The Old Rectory is approached through electric, timber double gates, giving way to a sweeping driveway flanked by pretty lawns and leading to a substantial parking area which includes a four-bay oak carport. The significant gardens wrap around the property to the south and west, each area with its own charm, and have been thoughtfully designed creating a peaceful setting with open views towards the parkland and paddocks beyond. The gardens surrounding the house are beautifully designed and maintained, with manicured lawns, colourful borders, and inspired specimen planting. At the back of the house is a large York stone terrace in front of a large flat lawn. From the main lawn, a stone ha-ha and estate fencing partially form the boundary to the paddocks. To the lower lawn is a crescent shaped formal pond with parterre box hedge compartments infilled with lavender, and a rockery planted with mature shrubs and perennials. To the east of the formal gardens are two greenhouses, with a meandering cobbled pathway leading to a brick built potting shed.

There is a comprehensive equestrian facility including a range of barns, and outbuildings, six stables, tack room and a menage (requiring resurfacing). The four paddocks are divided by post and rail fencing equipped with water troughs and interspersed with a number of copses planted with a selection of maturing trees and hedges.
