BUILDINGS
Aberkinsey Equine Yard benefits from a range of traditional and modern farm buildings around a concrete and stoned yard as detailed below. The Landlord will be limiting the stable places to 30 as detailed below;
1. Building 1 – c.450m²
Traditional building currently with stables of varying sizes. This building will cease to be used for stabling and instead would be for general storage or potentially individual store/ tack rooms.
2. Building 2 – 30m x 8m
Traditional stone and red brick building under sheet roof currently housing 10 stables using internal partitions. It is intended that this building will remain as stabling for 10 horses.
3. Building 3 – 30m x 16m
Steel portal frame building under sheet roof currently utilised as loose housing for horses. This building would be a store for bedding, feed, haylage etc.
4. Building 4 - 45m x 5m
Steel portal frame lean-to currently housing 12 stables. This building should cease to be used as stabling and be used for storage.
5. Building 5 – 45m x 12m
Steel portal frame shed under corrugated sheet roof. Internally is a concrete floor with central passage and 12ft x 12ft stabling either side, using internal stable partitions. There are 20 stables in this building and the intention is for this building to remain as stabling.
6. Building 6 - 60m x 40m
60m x 40m sand menage with plastic tube menage fencing all the way around.
LAND
Aberkinsey Equine Yard extends to 33.94 acres and comprises a mixture of permanent pasture and improved reseeded pasture.
The grazing land is situated close to the Farmhouse and buildings to be easily accessible from the stables, yard or menage.
The land may require fencing to provide access tracks from one paddock to another – this would be the responsibility of the incoming tenant.
The outgoing tenant has grazed sheep and horses in recent years. Part of the land has been used for cropping including root vegetables.
Access through the farmyard will be necessary for both the Aberkinsey Equine Yard and Aberkinsey Farm.
REPAIRING OBLIGATIONS

Broadband availability and predicted speed: obtained from Ofcom on September 9, 2024
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on September 9, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
