Jon-Paul Brampton presents...historical splendour and a convenient lifestyle in this stunning three bedroom former malthouse located in the centre of Tring.

the property

This Grade II Listed home is situated in the renowned Graces Maltings development just off of Akeman Street in Tring. Formerly a malthouse, we now find a unique home boasting an abundance of character features, practical living space and a truly lovely finish throughout.

Accessing the property via its delightful courtyard garden the Cellar House has a large and bright entrance hall. Ample space for coat and shoe storage, and it could easily double as a study space. The character that awaits starts to reveal itself with exposed brick walls and wooden beams. The structure of the building really takes centre stage throughout this home, a constant reminder of its history and the custodianship of its previous owners.

The ground floor is predominately a large open plan space, arranged as a kitchen / diner, and living room. The kitchen is well appointed with an array of cupboard storage. The dining area is large and allows for a good size table and chairs. Perfect for everyday life or hosting guests. The living room has a cosy feel exemplified by a stunning fireplace and wood burning stove.

As the property's name suggests there is a cellar/basement, accessed from the living room via a gated stairway. The current owners have set this space up as a TV room, which really works well, but it could as easily be a kids playroom or a study.

Upstairs there are three bedrooms and two bathrooms. As you climb the stairs to the first floor there is a truly dramatic feel, where the vaulted ceiling and wooden beams really take centre stage. The main bedroom forms part of the oldest section of the property with its famous bay window you can see from Akeman Street. The bedroom itself is a great size and benefits from an ensuite shower room. There are two further bedrooms serviced by a family bathroom.

Externally the property benefits from a charming cottage style courtyard garden to the front where there is space for plants and seating. The development itself is immaculately maintained with an array of unique listed properties and more modern mew style homes. There is unallocated parking and a garage for parking or storage.

All in all this a remarkable home steeped in local history. With the delightful High Street just moments away, the lifestyle this home affords is unique and convenient. But please don't just take my word for it, browse the photos and watch the video tour. Then if you think this could be the home for you please call me to arrange a viewing.

the location

Tring itself is an historic market town in Hertfordshire. Perhaps most characterised by the architectural influence of the Rothschild's family, creating an array of homes and buildings that create admiration to this day. Dating back to the Domesday book Tring has the pleasure of not having suffered the modern over-development of some towns locally.  This makes for a charming High Street with a plethora of independent shops, restaurants and cafes.

There is an abundance of outdoors spaces in close proximity to enjoy, such as Tring Park,  the canal network and Marsworth Reservoir. And if it is schools you are after then there are Ofsted 'Outstanding' Infants' and Nursery School's nearby and for secondary schools there is the renowned Tring School.

Transport links are superb, with the A41 close by meaning access to the M1 and M25 is simple. Tring Station is a short drive away offering direct access into London Euston in circa 35/40 minutes.
