This substantial property dates from the late eighteenth century and has versatile accommodation arranged over three floors. Renovated and updated in recent years, it is now a practical and comfortable home with ample storage options, ideal for a family. Believed to have exchanged hands just three times since its construction in the 1780s, The Manor House is an outstanding property available for sale with no onward chain.

Additional Information - Constructed of heritage red brick with a pantile and slate roof, The Manor House dates from the 1780s with earlier origins, as revealed by the Tudor privy in the handsome brick-vaulted cellars. The front of the house, adorned by wisteria, is characterised by nine 16-pane shuttered sash windows that flank the raised Georgian doorcase with fluted pilasters and radial fan light. At the rear is a striking semi-circular stair turret with a curved Georgian door and bow arch window on the first floor.

The scullery/boot room retains its traditional laundry with a copper tub in brick furnace, a shallow stoneware sink and a cast iron kitchen range. The butler’s pantry has traditional low cupboards with wooden worksurface and a vintage meat safe kitchen cage. Throughout, the interiors display fine features including York stone flags, panelled doors, original cupboards, multiple fireplaces on two floors, kitchen meat hooks, moulded cornice, deep skirting boards and a handsome staircase with polished handrail and slender spindles.

In recent years the house has been updated, restored and renovated, with underfloor heating installed in the kitchen/breakfast room and scullery, and traditional column radiators fitted across two floors. Attention has been given to the sash windows and roof, with external paintwork completed in August 2024. Integrated appliances were fitted in the kitchen and a log burner installed in 2023.

The kitchen breakfast room comfortably accommodates a family-sized table and is fitted with multiple units, granite worktops, a range cooker and pantry cupboard. Alongside is a large scullery that serves as a boot room with external door and internal door to a concealed, time-honoured timber staircase that rises to an independent home office, ideally situated separately from the main living accommodation. Across the hall lies the butler’s pantry with ample storage, a TV/sitting room with wood-burning stove as well as a formal dining room with hob grate fireplace and marble surround.

The first floor is accessed via two separate staircases and offers versatile accommodation that includes four bedrooms, a panelled study/fifth bedroom, bathroom, separate wc and walk-in laundry cupboard. The principal bedroom suite enjoys lovely views across the orchard and south-facing gardens and comes with an en suite bathroom and dressing room/bedroom 2 alongside. On the second floor are two further bedrooms, ideal as playrooms/teenage space, and a door into the 41 ft long loft space that serves as extra storage, with power and light.

Outside - The Manor House is set back from Arram road, a quiet no-through village road that meanders past the 13th century church of St Catherine. The house is approached via a gate and gravel drive that passes alongside the orchard and terminates in front of the house, with a turning area. The large orchard lies at the front of the house and is enclosed by a beech hedge and mature trees including a copper beech, with apple, crab plum, walnut, damson and cherry trees scattered across the expanse of lawn.

The landscaped gardens lie to the rear of the house and are both private and enclosed. Shaped lawns extend southwards surrounded by mature shrubs and trees and walled on one side, continuing through a rose arch to a further area of lawn with a fine ash tree at the corner. Handcrafted steps cross the ha-ha to the lower paddock. This area of grassland has scattered trees and is enclosed by fencing and hedging. Within lies the stable block, constructed of timber, with a paved yard enclosed by post and rail fencing. The block comprises three stables and comes with power, light and water. The paddock and stables are accessed directly from the drive through a five-bar gate.

Attached to the house is a large boiler room with gardener’s wc, housing the ground source heat pump unit and water tank.
