OAK HOUSE, BRUTON, BA10 0EN
Set in the heart of the ever popular historic town of Bruton, having undergone detailed and sympathetic renovation and conversion, while also found in a lovely tranquil position. Oak House offers over 5000sq.ft of extensive light and airy adaptable and beautifully presented family accommodation, with the home offering six bedrooms over two floors (including upper floor individual annex arrangement), vast open plan dining/living/sitting room, rear utility/kitchenette space, ground floor study, abundance of walk-in storage cupboards and five bath/shower rooms. Externally the home has a double garage, private parking for multiple vehicles and ability to create a beautiful private family garden (the current garden image is for illustration purpose or indication of ability to be created).
Accommodation.
The home enters into the large open plan living space where there is room for lounge and dining furnishings, with a current sitting room set up to the right-hand side enjoying exposed stone wall and carpet flooring, while the living enjoys dual aspect light and could become a cosy entertaining area. To the front of the living is a 15ftx6ft study room which, of course, is the new must for those working from home.
To the rear right of the home is a current utility/or second kitchen area. To the far left of the home, on offer, is a substantial almost 50ft kitchen with large walk-in storage cupboards.
The first and second floor.
Making your way to the first floor, a landing has doors to all bedrooms. To the rear are two wonderful bright double bedrooms; both equipped with high-specification en-suites and built-in storage wardrobes. To the front left is an additional double bedroom also benefiting from an en-suite and adjoining dressing area. The remaining fourth double bedroom, to the front right, also has built-in storage wardrobes and an en-suite facility.
The second floor is currently arranged into more than 1200ft of separate open plan living accommodation; with kitchen/dining and a front sitting room. There is further handy storage and attractive feature timber ceiling beams.
There are two double bedrooms within the annex; which are served by the fitted bathroom suite.
About the outside.
Oak House, with its original publican history, means there is a double garage and parking for plenty of cars. The property could be enjoyed by a larger or extended, or equally a multi-generational family set up, and the current parking arrangement may be re-arranged to allow for a private landscaped and well-proportioned garden, subject to cost-related changes.
About the area.
Bruton is a small historic town in the foothills of the Brue Valley, surrounded by beautiful rolling countryside a few miles north of Castle Cary and in easy reach of Wincanton, Yeovil, Sherborne, Glastonbury, Frome, Wells and Bath. The town has a railway station, which is the Bristol-Weymouth line, with a further regular service to Bath Spa. There are also good Inter-City services at nearby Castle Cary (Paddington). Bruton dates back to Roman times and today is a charming small town with various shops and amenities, including the "The Newt in Somerset" plus ‘Hauser & Wirth’ Art & Exhibition Gallery, the 'Osip', the ever popular dining experience ‘At The Chapel’, and of course an excellent choice of schools including King's School, Sexey's School and Sunny Hill Prep to name a few. Other nearby schools worth mentioning are Millfield, Hazelgrove, Downside and All Hallows.

Broadband availability and predicted speed: obtained from Ofcom on March 28, 2024
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
