The Property
This small, private harbourside development was built in the 1960's and has a superb setting, discreetly located close to the sailing club and at the very head of Emsworth Channel.

The interior of the house is beautifully presented with a light, contemporary decorative scheme and large windows ensuring plenty of natural light. The versatile accommodation is arranged over three floors with the principal reception rooms being on the first and second floors to take full advantage of the breath-taking water views. The ground floor accommodation is designed to provide a self-contained annexe if required with sitting/dining room, separate kitchen, bedroom and shower room/wc. A study on the ground floor can also provide a second bedroom if required and there is a separate utility/boot room. There is internal access from the sitting/dining room through to the integral garage. Three reception rooms, kitchen and four bedrooms are arranged over the first and second floors. The spacious second floor sitting room is some 24 ft in length with large picture windows and sliding door opening onto the decked balcony with its far reaching views over the upper reaches of Emsworth Channel to Hayling Island.

Outside
The garden to the front of the house is open plan with plenty of off-street parking and a double tandem garage provides secure parking and storage. The sheltered, partially walled garden is approached by way of doors from the downstairs kitchen, sitting/dining room, utility room and garage with an Indian stone terrace running the width of the house and leading to a broad sheltered sitting area with decorative roundel. The neat central lawn is surrounded by architectural plants and easily maintained evergreen shrubs with a raised planter running the length of the northern walled boundary. There is pedestrian access to either side of the house with a discretely enclosed yard for the parking of trailers and boating equipment.

Location
This private, no-through road lies at the very head of Emsworth Channel and is located within yards of Emsworth Sailing Club and lovely harbourside walks around the foreshore and nearby Millpond. This pretty harbour side town on the boundary of Hampshire and West Sussex is extremely popular and it is not hard to see why. Emsworth provides a good selection of local shops with a number of pubs, bars and restaurants. Emsworth Harbour is ideal for dinghy sailing but also provides deep water yacht moorings, two sailing clubs and a marina. Despite its idyllic setting Emsworth is easily accessible with good road links and a rail station which links to the mainline at Havant which provides mainline services to London Waterloo in about 1 hour 20 mins. The city of Portsmouth is only 11 miles away. The cathedral city of Chichester is 10 miles to the east, home to the internationally renowned Festival Theatre and Pallant House Gallery.

Whilst sailing is perhaps the predominant pastime in the immediate area, other sporting and recreational activities in the harbour include wing foiling, kayaking and paddleboarding. There are several golf courses, the nearest being at Rowlands Castle. The National Trust Reserve at East Head and the award winning beaches at West Wittering are easily accessible and are perhaps the most picturesque in West Sussex playing host to many beach sports including landboarding and kitesurfing. To the north the rich countryside of the South Downs National Park is criss crossed with many bridlepaths and footpaths, ideal for walking, mountain biking or riding. Goodwood is an international attraction known for its horse racing, the annual Festival of Speed and the Revival at its historic motor circuit.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 9, 2024 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
