OF PARTICULAR INTEREST TO BUILDERS AND DEVELOPERS OF INDIVIDUAL AND BESPOKE PROPERTIES, AND PRIVATE BUYERS WISHING TO DESIGN AND BUILD FOR THEIR OWN OCCUPATION. ALL MAINS SERVICES AVAILABLE OTHER THAN GAS.

DESCRIPTION:

This secluded building plot was originally a sand and gravel pit, worked out many years ago, with the developable area quite level and flat, backed on the north-west, north and north-east sides by embankments which are partly wooded and provide shelter from the north. The land to the top of the embankments forms part of the site and is semi-wooded, level and grassed and is bounded on the north and north-west side by established Cupressus screen hedging. The trees are well established and mature and are a mix of deciduous and coniferous trees, including Oak, Ash, Field Maple, Elm, Sycamore, Scots Pine, Hawthorn and Lawson and Leyland Cypress, but none are subject to a Tree Preservation Order and the site is not within a Conservation Area. Latterly, the level and flat developable area has been used as a builders' yard by the vendor and some materials and equipment remain stored on the site.

The plot has an effective width of  about 140'(42.67m), a maximum width of about 220'(67.06m), an effective depth of about 130'(39.62m) and a maximum depth of about 150'(45.72m). It is irregular in shape and has an approximate area of 0.48 of an acre (subject to measured survey). The plot is gated and is at the end of a long gravelled private drive which serves four other dwellings.

LOCATION:

The plot is on the north side of Flordon Road, approximately half a mile to the south-west of the junction with the A140 Norwich to Ipswich road. The small town of Long Stratton is about 4 miles to the south and provides a wide range of local services and amenities, whilst Norwich is about 6 miles to the north. Amenities within Newton Flotman include a Primary School, Village Shop, Doctors' Surgery, Village Hall with Playing Field, Parish Church and ARTS Theatre School, together with regular public transport to both Norwich and Long Stratton, with some bus services along Flordon Road.

PLANNING:

The plot has the benefit of Outline Planning Permission for the erection of one detached house, granted by South Norfolk Council on 18th March 2022 on application number 2021/2697. A copy of the permission is included in these particulars. Indicative plans for a contemporary design split-level 5-bedroomed house were submitted, but do not form part of the application or permission, which is outline only. The purchaser does not have to use these plans in the Reserved Matters application, but can submit a more conventional, traditional design of dwelling if they wish.

SERVICES:

Mains water, electricity and drainage are all available in the access drive. There is mains gas in Flordon Road, but it does not extend to the access drive. The access drive is private and the cost of maintenance is shared between the properties it serves.

TENURE:

Freehold, with vacant possession on completion.

VIEWING:

The plot may be viewed by prior arrangement with our Office.
