Services
Mains water – there will be an obligation for the purchaser to supply the cottages at Meadow Farm. The owners of the cottages will be obliged to pay an annual bill according to usage. The cost of the water being the same as the statutory price per unit of the supplier.
Drainage – the cottages septic tank drains is located in field 1336 and an easement will be granted for the tank to remain there.
Fosse Manor Hotel have an easement to locate their reed bed sewerage system in field 7522. The reedbed is located as 6914.
Mains electric
Wayleaves, Easements & Rights of Way
There will be a right of way granted over the initial part of the Hyde Mill House drive to access fields 7522 and 5616. The right of way will be limited to light agricultural vehicles only and for agricultural purposes only. There will be an obligation to contribute to the maintenance of the drive according to use.
Meadow Farm cottages will retain a right of way over the
access to Meadow Farm.
Holdover
There will be a right of holdover for the storage of hay and
straw in the farm buildings until the end of February 2025.
Restrictive Covenant
There will be a restrictive covenant over the land hatched
blue which will require that field to remain in agricultural
use only and will prevent the erection of buildings.
Overage / Uplift Provision
The farm buildings, as hatched in red, will be sold subject
to an uplift provision to the benefit of the Vendor whereby
they will benefit from 20% of any uplift in value arising
from the implementation of any planning permission for
any residential development of the site. This overage
period will be 30 years from the date of sale.
