The current owners of Magnolia Cottage, in desirable Woburn Sands, fell in love with their home as soon as they set eyes on it 10 years ago. AN EYE FOR DESIGN
Set back from the road by its double-gated driveway, the magnificent, four-bedroom house makes an immediate impression. Exuding sophistication and style, it has also been designed to provide space and comfort throughout. “We have overseen so much work here, from giving the property a whole new slate roof, new garage, three extensions and even changing it from pink to cream!” they said. “The three extensions gave us much more additional space across two storeys and a wonderful new master bedroom, with an en suite shower room and a Juliet balcony that overlooks the garden. A new office for home working and a kitchen built for entertaining".

A WARM WELCOME
Magnolia Cottage is entered from the front via a reception hall (called the Lobby) that doubles as a snug. From here, there is access to a downstairs cloakroom and the magnificent kitchen/dining room which is a spectacular L-shaped space, with bi-folding aluminium doors and two sets of French doors onto the garden. There is ample space for a large dining table and chairs, where the bi-folding doors can be pulled right back in the summer months. The kitchen area is huge, with light flooding in from two large skylights as well as the French doors. It has the most enormous central island, with a wine cooler and induction hob. It has dove grey units around the back walls with a walk in larder. The central island is in charcoal as a contrast with light quartz work surfaces. The master bedroom has its own capacious, en suite shower room. “The master bedroom is amazing,” they say. “It has a wonderful, vaulted ceiling and two skylight windows. On summer mornings, we can open the French doors to the Juliet balcony as we look out over the greenery of the garden.”

WONDERFUL WOBURN SANDS
It takes just 15 minutes to walk from Magnolia Cottage into the centre of Woburn Sands, with its many independent shops, restaurants and coffee shops. Across the road is the very popular Frosts Garden Centre. The property is also well positioned for Milton Keynes, Bedford and the M1 motorway. There are also good schools within walking distance. “We absolutely love it here and are very sad to be leaving this house after everything we have done to it,” they admit. “It has been an incredible place to live and will now be a wonderful home for someone else now. We will miss it greatly, but this is now a natural time for us to move on.”
