It is a peaceful, ambient room, ideal for the winter months, with an exposed stone wall with gas fireplace set in front of it. Beyond is a single bedroom which could also be used as a home office. Completing the ground floor is a shower room, and next to it is a laundry cupboard with washing machine and tumble dryer.

The staircase to the first floor bedrooms leads up from the sitting room. The principal bedroom has three windows framing the spectacular coastal views and providing an abundance of natural light. There is a bath with shower attachment, WC and wash hand basin at the far end. The other bedroom has a dormer window with views out to sea. A useful linen cupboard sits between the rooms on the landing.

The gardens at 2 West Wynd are stunning and offer excellent privacy. The principal garden is terraced into three sections with a brick path leading down to the sheltered lawned area where there is a raised flowerbed at the foot. The upper two levels are timber-decked terraces offering excellent areas for outdoor entertaining, barbecues or relaxing while taking in the views. Tucked around the side of the upper level is a useful garden shed and log store.

A flagstone path leads around to a second garden to the side of the house. This can also be approached by a door from the sitting room, and provides another enclosed lawn which has beautifully stocked flowerbeds and a path surrounding it. There is a second garden shed here.

Location

2 West Wynd sits in a stunning elevated position in the pretty coastal village of Pittenweem, with spectacular views across the Firth of Forth. The East Neuk of Fife, running from St Andrews to Largo Bay, boasts a number of fishing villages built around traditional harbours, unspoilt sandy beaches and fertile farmland. Pittenweem has a number of local services including a doctor’s surgery and a primary school along with independent shops such as a bakery and a pharmacy/newsagent. The house sits within close proximity of the village’s shops, pubs, restaurants and picturesque harbour front.

The East Neuk has a rich heritage in regional produce and there are a number of well-regarded restaurants in the area including the award-winning Craig Miller Seafood Restaurant in nearby St Monans and The Cellar in Anstruther, specialising in freshly caught seafood, while The Peat Inn, about 10 miles away, is considered to be one of the best restaurants in Scotland. More locally, The Dory Bistro can be found on the East Shore by the harbour. There is also a vibrant arts and crafts community centred on the village which is host to the annual Pittenweem Arts Festival to which artists and visitors travel from far and wide. Secondary schooling is available at Waid Academy in Anstruther (2 miles), where there is a Co-op supermarket, as well as further local facilities.

St Andrews (11 miles) is renowned worldwide as the ‘Home of Golf’. As well as the iconic Old Course, there are six further golf courses run by the St Andrews Links Trust, in addition to the many other golf courses in the area including the Duke’s Course, two courses at Fairmount, St Andrews Bay and Kingsbarns. St Andrews has a good range of shops and professional services and is well known for its university which is one of the oldest in Britain. Co-educational private schooling is available at St Leonards.

Access by rail, road and air is good. Levenmouth railway station (12.5 miles) opened in 2024 and provides a direct link to Edinburgh. There is a dual carriageway and motorway connection to Edinburgh and its airport (46 miles) from Glenrothes (17.5 miles). Dundee Airport (26 miles) has scheduled flights to London Heathrow.
