8A PATWELL STREET, BRUTON, BA10 0EQ

Located in a set-back tucked away position, hidden from the main high street, 8A Patwell street is a charming, stone-built extended three-bedroom home, which enjoys lots of natural light throughout and has ideal open plan ground floor living. The home enters under a front arched passageway from the high street, bringing you into the wrap-around mature gardens. The homes internal accommodation offers three generous bedrooms and fitted bathroom on the first floor, with the ground floor providing a fitted kitchen with dual light, open plan living/dining room divided by the focal central chimney, and a ground floor study room and fitted cloakroom.

The kitchen which is immediately positioned from the end of the passageway, accessed via the entrance door, the kitchen is fitted with a range of base and wall mounted cabinets, sink inset into the worktop, built-in double oven and fitted hob, under counter space for white goods and finishes in flooring and wall tiles. There is ample room for a dining table with chairs and an extra rear door to the garden which equally allows lots of light in.

From the kitchen is the large open plan sitting room with adjoining reception room which may serve as a dining area. The sitting room has space for furnishings and looks onto a pretty stone built exposed fireplace. The adjoining reception room is of higher level and allows itself to fit preferred individual purpose.

The ground floor accommodation completes with the study room to the left which is an ideal space for those working from home, and then a fitted cloakroom.

The first floor.

The staircase leads from the sitting room to the first floor landing which has a built-in storage cupboard and window with feature window seat. Bedroom one is a good size double room to the far end, whilst the secondary bedroom is a further double room looking onto the garden and bedroom three is a smaller double.

The bedrooms are served by a fitted bathroom suite with built-in storage cupboard.

About the outside.

The pretty gardens sweep around the home on three sides and provide privacy via enclosing stone walls. There are a beautiful range of different mature plants and bushes set within bordering planting beds and the garden has patio seating areas to sit and enjoy the sunshine with plenty of space for a timber shed or garden outbuilding.

A short wander from the home onto Coombe street is the added benefit of a garage and private parking (by separate negotiation).

About the area.

Bruton is a small historic town in the foothills of the Brue Valley, surrounded by beautiful rolling countryside a few miles north of Castle Cary and in easy reach of Wincanton, Yeovil, Sherborne, Glastonbury, Frome, Wells and Bath. The town has a railway station, which is the Bristol-Weymouth line, with a further regular service to Bath Spa. There are also good Inter-City services at nearby Castle Cary (Paddington). Bruton dates back to Roman times and today is a charming small town with various shops and amenities, including the "The Newt in Somerset" plus ‘Hauser & Wirth’ Art & Exhibition Gallery, the 'Osip', the ever popular dining experience ‘At The Chapel’, and of course an excellent choice of schools including King's School, Sexey's School and Sunny Hill Prep to name a few. Other nearby schools worth mentioning are Millfield, Hazelgrove, Downside and All Hallows.

About Us Roderick Thomas is an entirely independent firm with decades of experience selling and letting residential property. The firm has offices in Wells, Somerton and Castle Cary and covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of widespread advertising and effective marketing is recognised and with each property, an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE SELLING RIGHTS – one agent is instructed to sell a property and a commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI-AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate than sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property. Lettings We offer landlords a full residential lettings service covering every aspect of the market. This includes finding tenants and agreeing terms and this can be extended to include rent collection and full management if required. Each case is assessed individually to suit a client's needs. Our services are transparent and clearly stated. About You Above are details “about us” and our service. However, this is really about you. We try to make it as easy as possible for you to search for the right type of property in the right area and in the right price range. We very much hope it works for you.
