The heart of the home is the open plan lounge and dining room which has a bay window which overlooks the adjacent ponds. The stairs lead up to the first floor and there is useful storage under. Within the room there is ample room for sofas and a dining table and the kitchen area opens at the rear and comprises a range of fitted base and wall units and includes an integrated oven and hob with an extractor canopy over.

The freeholder is the current site owner and there is a current annual ground rent of £25. There is an annual service charge which is generally in the region of £2,000 and which contributes towards the maintenance of the communal areas of the site and for water and sewerage rates. Whilst the lease does suggest that pets are not allowed, there is currently a relaxed stance on that from the site owner and pets are welcomed on the site which does also help to increase the volume of holiday bookings.

At the bend take the second turning left, sign posted Willingcott Valley, and then turn immediately left again into the entrance of Willingcott Valley, proceeding down the drive and into the turn into the large car park. Number 22 Willingcott Valley will be found at the main driveway end of the car park, adjacent to the ponds.
