Description

Newlands Farm has been in the same family for almost 100 years. The bungalow, believed to have been constructed in the early 1930s, is now in need of modernisation. The bungalow has its own title and stands on a plot of about 0.82 of an acre. On the other side of the entrance drive is a substantial barn previously used as offices and apple store - this building extends to approximately 3,134 sq ft. Next to the barn is a large caravan and sheds.

The bungalow
The accommodation provides two bedrooms, a sitting room, a dining room, a galley kitchen, a conservatory and a shower room.

The barn
This is a substantial building adjacent to the bungalow. The barn is divided internally to provide offices, an apple store and a mezzanine level.

Land
The land is laid to grass, in a single block without public access. There is road frontage to Langford Road, and in addition frontage and access from Wickham Hall Lane. The land rises to an elevated area providing far reaching views over the surrounding countryside.

Services
Mains water and electricity. Please note under current legislation the private drainage system will need replacing with a compliant treatment plant and it will be the responsibility of the incoming purchaser to install this.

Agent's Note
The barn has a corrugated asbestos roof.
