Our Seller say's:

'We bought this flat because we loved the open-plan kitchen/living area. It’s great for socialising and makes the space flow really nicely. We also loved how close it is to all local amenities - situated right in the heart of Livingston, we are within walking distance to the shopping centre, Tony Macaroni and the retail parks. Being halfway between both Livingston North and South train stations, we are also situated perfectly for commuting.

Our favourite thing about the flat is how bright and airy it is. One of the first things visitors comment on is how big the windows are, they let in so much light and make the flat feel so spacious. The building is positioned to take full advantage of the sun - the living area is east-facing and it’s lovely having the morning sun streaming through while we’re having a coffee at the breakfast bar.

This is our first home, so we feel quite sentimental about it. We will miss everything about the flat itself but also being so close to the shops and restaurants. We love going out for a bite to eat or to the cinema in the evening and it’s been so nice to be within walking distance of both. We’ll also miss the neighbourhood, it’s a lovely area and our neighbours are super friendly."

As you step inside, the impeccable fresh décor welcomes you with its calming ambience, accentuated by beautiful herringbone flooring and crisp white walls. The fantastic open-plan kitchen, living, and dining space is a true highlight, bathed in natural light from triple aspect windows that frame a serene leafy outlook. The kitchen exudes contemporary elegance with its ample white cabinetry, butcher's block work surfaces and sleek induction hob, complete with integrated appliances and a generous breakfast bar that effortlessly connects to the lounge area.

The master bedroom serves as a tranquil retreat, featuring a sage green wood panelled wall, luxurious carpet and large picture window. Stylish fitted mirror wardrobes provide ample storage, while the chic ensuite boasts a double shower enclosure with rainfall shower, wall-mounted sink, WC and feature tiling. The second double bedroom, equally tasteful and currently arranged as an office, benefits from a plush carpet and has access to a stylish bathroom complete with a bath, overhead shower, wall mounted sink, WC and feature mirror. Completing this exceptional home is a hallway storage cupboard, ensuring practicality is perfectly balanced with elegance. Externally there is ample residents parking with fitted EV chargers.

Extras included: All floor coverings, blinds. Oven, hob and hood. Integrated dishwasher, fridge freezer and washer/dryer.

Kaims Crescent lies within the new Cherrytree Lane development in the Kirkton area of Livingston, within walking distance to local amenities, the Elements shopping centre  and Livingston Designer outlet. Livingston, the largest town in West Lothian, has an excellent range of shopping and recreational facilities, including the Livingston Centre and Livingston Designer Outlet, along with extensive local shopping and a range of supermarkets. There are also an excellent choice of sports and leisure pursuits including a network of walking and cycle paths, parks, woodlands, swimming pools, golf courses, libraries, multi-screen cinema, and sports centres. This location has excellent transport links, with the M8 passing to the north of the town, and the A71 to the south. Two railway stations serve separate railway lines, connecting with Edinburgh, Glasgow and other subsidiary destinations.
