The current Vendor used to own the adjacent barns beyond the hedge and over time as the farm evolved, these were changed into residential conversions and these along with the house provide a delightful semi-rural community.

To the front of the house is plenty of parking and as you drive down you realise this is a home that has been loved and enjoyed over the years and now provides an ideal opportunity for someone to create their forever home. It is not often you see a porthole window in a farmhouse.

Coming in through the front door you get a real sense of what lies beyond with a well-proportioned double aspect drawing room on the left having a fine stone feature fireplace with inset log burner. On the other side of the reception hall is a very large dining room with equally impressive stone inglenook fireplace with Bressummer and exposed beams. The kitchen does allow for the new owner to create what they wish and currently offers a range of square edge worksurfaces with pine units, 2 ring electric hob, Aga and space for other appliances. A door opens into the yard beside the house. Finishing off the accommodation on the ground floor is a double aspect family room.

Stairs lead from the reception hall to a split level landing off which all the bedrooms lead. There are three doubles (one with ensuite) and one other bedroom, a family bathroom and a separate WC.

Outside
A single-storey former wash-house - now converted to a store/utility room - houses the oil-fired boiler. There is an adjacent storeroom for garden equipment.

A shared access, owned by Withacott Farm House, at the front leads down a drive to the front of the house with a forecourt offering parking space for a number of cars.

These lie predominantly to the front of the house beside the drive and are laid to a large swathe of lawn with plenty of space for a pool or tennis court all edged by mature broadleaf trees and mature hedging.
From the M5 at Tiverton head towards Barnstaple on the A361. From Barnstaple take the A39 to
Bideford from where take the A386 towards Torrington turning left onto the A388 just through
Landkey signed towards Holsworthy. Continue through Frithelstockstone toward Stibb Cross, pass
Copps Removals and Storage on the left, turning left on the next right-hand bend into the lane. Carry on passing the farm on your left and just before the junction with the B3227 turn left and the entrance to the farm and barns will be found on the left.

Leave Torrington via the A386 turning left opposite the Commons into Limers Hill B3227 crossing over the river keeping right in Taddiport. Pass through the village of Langtree and bearing right into the slip road opposite the sign for Peters Marland and Petrockstowe. The entrance will be found on the right.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 25, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 24, 2024 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
