The very well presented accommodation has been recently significantly improved, including a new kitchen and bathrooms, a new boiler, redecoration and carpeting. In addition, there are double glazed windows and doors throughout. The front door opens into an entrance hall with doors to bedroom 3/study, a shower room. The kitchen/dining, which is a lovely large, south facing room, with double doors that open onto the terrace and with superb views over the garden and land beyond. The kitchen includes a large central island, with an induction hob and extractor over, there are a wide range of cupboards and drawers under a Silestone worktop, incorporating a butlers sink with mixer tap. On one side are 2 AEG pyrolytic electric ovens, with a space for a fridge/freezer and a large larder cupboard. Off the kitchen is the utility room. The sitting room is a lovely bright room overlooking the front and rear gardens with glazed doors opening into the garden and a Stovax inset log burner. On the first floor the landing leads to the good size main bedroom, with an extensive range of fitted wardrobes and eaves storage. The ensuite bathroom includes a walk-in shower, bath, twin basins with cupboards below and a WC.

Outside, the entrance drive provides ample parking. Double doors open into the integral garage, with pedestrian access and housing the oil-fired boiler and hot water tank. The front garden is mainly laid to lawn with plant beds and enclosed by hedging. The main area of garden faces south with a lovely rural outlook. A raised terrace is accessed from the kitchen and sitting room and the rest of the garden is mainly laid to lawn with some plant beds and fruit trees. The large garden shed and oil tank are to one side, plus a lower paved terrace adjacent to the fence overlooking the neighbouring field. There is mature hedging on either side.

Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
