A thoughtfully extended 5 bedroom farmhouse, together with a 2 bedroom cottage, barn and outbuildings set within 5 acres .

Candlet Farm enjoys a delightfully mature setting, at the end of a third of a mile private drive, bordering the picturesque countryside of Kingsfleet, close to the River Deben and just one mile from Felixstowe.

Listed Grade II and understood to date from the early 17th century, the original farmhouse has been sympathetically restored and thoughtfully extended to create an atmospheric and appealing home, combining the traditional with modern day living requirements and extending to over 3,600 sq ft.

The traditional farmhouse presents a central reception hall off which is an elegant sitting room and study, whilst a stepped hall links to a stunning oak framed and part vaulted, open plan kitchen/living/dining room, with oak floor and a fully fitted AGA kitchen, above which is a flexible use mezzanine. The living area with its glazed elevation opens on to a wide deck and overlooks the delightful trout pond.

On the first floor there are three bedrooms and a family bathroom arranged around a large central landing, with a further two bedrooms and two bath/shower rooms on the second floor.

THE COTTAGE

Adjacent to the Farmhouse, with the potential to be linked, is a two storey period cottage annexe offering over 800 sq ft of accommodation with sitting room and kitchen on the ground floor, and two bedrooms and a bathroom on the first floor.

OUTSIDE

A long shingle driveway sweeps past a traditional timber framed barn to an extensive parking and turning area fronting onto which there is an open fronted barn and stores, together with a workshop, hay barn and office/studio. To the west of the farmhouse is a sheltered swimming pool overlooked by a series of terraces accessible from the main property.

GARDENS & GROUNDS

Candlet Farm stands amidst delightfully mature and sheltered gardens. These include a mixed woodland belt with a large natural pond, formal gardens which surround the house and more open gardens with the potential for the creation of paddocks. There is a large trout pond with overhanging deck. In all the property extends to about 5 acres.

LOCATION

Candlet Farm is accessed via a third of a mile farm track within the parish of Walton, on the edge of Felixstowe. The nearby village of Walton provides a good range of day-to-day facilities which complement those of nearby Felixstowe (1.5 miles). The coastal town, with its thriving port and award-winning beaches, offers a full range of shopping and commercial facilities and has numerous recreational opportunities, including its Links golf course and sailing club. The A14 dual carriageway, which is easily accessed, links to the county town of Ipswich and beyond to Cambridge and the Midlands, as well as London’s M25 and Stansted Airport (via the A12/A120). The town’s station provides rail services to Ipswich and beyond to London’s Liverpool Street station.
