Description
Nestled in a wooded valley side location Lake Cottage offers simply stunning views of the surrounding Horsecombe Vale valley overlooking Midford Castle and beyond. One of the most beautiful, serene and tranquil locations in Bath. With a south westerly aspect it features private sun terraces with outdoor swimming pool on a large 0.3 acre plot. This particular area of Combe Down was historically known as Vineyard Down. The warm, sheltered, south facing slopes to the south of Summer Lane offered ideal conditions for the growing of grapes by the local Roman population, as indeed they still do today. The setting and ambience certainly gives off a Tuscan feel to it on those brighter days.
The original cottage was built c.1820 and was later greatly extended in the 1970's to provide the footprint of today. It now offers spacious accommodation with three reception rooms and balconies to both the sitting room and kitchen. To the first floor you find a glorious principal bedroom with the best views in the house and a large ensuite bathroom. There are two further double bedrooms, study and family bathroom. There is a further lower ground floor which is accessed externally to the rear of the house and this is currently used as a home gym but could easily utilised as a home office which also provides a separate storage area.Externally the driveway from the lane leads to a detached garage with electric car charging power point and further car parking spaces across two levels. Steps and a pathway lead you to an outdoor dining terrace with dovecot and BBQ area overlooking the swimming pool. Next to the pool is a plant room ( fitted with Laars Gas Boiler). You will also find a mature garden, providing screening for pool, well stocked with flowering shrubs and trees including fruit trees, vegetable and herb terraces.
Bosch Worcester gas condensing boiler for central heating and hot water with Nest Controller / Upgraded roof insulation/ Double with some triple glazing / Extensive intruder alarm system with detectors in all key areas, on an annual maintenance contract with Central Station connection / 7kW Electric car charger power point.
Location
Combe Down sits on a level ridge approximately 1.25 mile (2 km) to the south of Bath city centre. It sits at an altitude of 500ft and hence has always been renowned for its clean air quality with many moving from the city for this reason. The village is adjoined to the north by large areas of natural woodland with public footpaths offering stunning panoramic views overlooking the city and equally gratifying views of the Cotswold (AONB) valleys to the south. There is simply no other village like it on the outskirts of the city with such a wide range of local amenities and schooling. This makes it a very popular place for families and those looking for an area with a rural feeling but still within walking distance of the city. You will find every level of schooling in the local vicinity with three nurseries, two academy primary schools, Ralph Allen academy senior school and two independent schools in Prior Park and Monkton Combe, both with pre-prep, prep and senior schools. There is also Threeways School which provides for special education needs from ages 4 to 19 years.
Locally there is an abundance of amenities with doctor's surgery, Bath BMI Clinic, dentist, pharmacy, highly reputed car garage, award winning delicatessen, fish and chip shop, hair salon, builders merchants, beauty therapist, bakery and Nisa mini-markets. On the western edge of the village is a Tesco Express with petrol station and a large Sainsburys supermarket can also be found in neighbouring Odd Down. Nearby you will also find the excellent country club spa hotel Combe Grove Manor, which provides dining, gymnasium, spa treatments, swimming facilities and tennis courts both indoor and outdoor. There is also a new development being built in the village called Mulberry Park. An award winning development of 700 new homes and currently becoming one of Bath's finest, new residential communities. With a new primary school, children's nursery, cafe and state-of-the-art leisure and business facilities, with further amenities to follow, Mulberry Park will also build Bath's first new park for 100 years. The local bus service provides quarter hourly services during the day into the city. For the walkers among you Bath Spa station is a shade over 1.2 mile from the village and you are also afforded a plethora of countryside walks into the Cotswold 'Area of Outstanding Natural Beauty' minutes from the village itself.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on February 10, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on February 10, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 13, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
