Description Situated in the heart of Bedminster the gateway to South Bristol and less than a mile from the city centre and Temple Meads train station and the under construction Bristol University Temple Quarter Enterprise Campus. Fiddlers Nightclub was established in 1994 and has been host to very well-known international bands: Robert Plant, K T Tunstall, George Ezra, Lee Scratch Perry, Reuben Gonzales, Billy Bragg to name a few have all graced the stage. The Venue lends itself to private parties and has hosted several with Ardman Animation, Lloyds and Barclays Banks and even BBC Introducing, as well as a few live recordings with the BBC.
A note from the sellers The family think it is time to pass on the bow! They consider it is time to thank all the customers and promoters for contributing to the success and are very grateful for introducing to Bristol an incredible range of music styles, expanding their knowledge and hearing music never experienced before. So, it is now time to be the other side of the bar! All the best Dan and Joe.
The Building Originally part of a malt house, believed to date from around 1850, the property forms part of a terrace of self-contained buildings. The property is arranged as a music venue and function room with ancillary accommodation. In addition, the there is a large warehouse unit. Previously used as a social club by Courages Brewery, who owned the building for 108 years, planning permission was granted in 1999 for the conversion of the social club and warehouse to a nightclub. Whilst the warehouse is currently not used in the provision of live music there is potential to expand the floor space and potentially further increase capacity.
Accommodation Total floor area: 739 sq.m/7,957 sq.ft.

Nightclub: 539 sq.m.
Featuring a stage, dance floor, bar, and seating area. The seating area is broken up with a series of non-structural ornamental pillars that do not extend beyond the false ceiling. In addition, there is a function room, first floor office, kitchen, barrel room, storeroom and toilets.

Development Potential Situated between East Street/Bedminster Parade and Whitehouse Street the property is an area dominated by light industrial businesses. Willway Street lies on the border of the recently approved Whitehouse Street Regeneration Project. The master plan, approved by Bristol City Council, will guide how the area is developed over the next 15 years and will see the area transformed. The project aims to build up to 2,000 new homes, create new green spaces, and improve walking and cycling routes. The redevelopment will also ensure no net loss of jobs in the area and reduces the percentage of affordable housing from 30% to 20%.

The property also lies on the edge of the Bedminster Green Regeneration scheme which is already under construction, with 800 student apartments already completed within walking distance.

The property forms part of a terrace with a later commercial building adjoining the eastern end, occupied by Doveton Press. The opposite end of the original building, known as the Old Gaol was granted planning consent (Application No: 20/01362/F) in 2020 for conversion to a 4 storey office building with alterations and extensions to the roof.

Clearly the property offers potential for redevelopment to include 3 to 4 floors. With the introduction of Whitehouse Street Regeneration Project it offers significant residential potential. The adjoining owners have indicated they would consider selling and a larger overall development may be possible.

It should be noted the property is within the Bedminster Conservation Area, is Locally Listed and within Flood Zone 2.
