Bought in 2012 by the current owners, Mill Hayes House has been extended and comprehensively refurbished with meticulous attention to detail. The kitchen has been significantly enlarged and a new glazed roof installed; other attributes include oak laminate and ceramic tiling on the ground floor, underfloor heating in the main hallway, office, dining room, utility and shower room together with the two en-suite bathrooms at first floor level. The Harvey Jones kitchen is well fitted with a Fisher and Paykal 2 drawer dishwasher, electric AIMS 4 oven AGA, and an induction hob. There are Contura woodburners in the kitchen and the sitting room and high quality bathroom fittings including Villeroy and Bosch in the principal bedroom suite. The property has a pressurised water system together with a water softener and is ready to move into with little additional expense.

The property is approached from the lane. There are three separate entrances, the middle one leading to the gravelled drive with a car parking and turning area. Adjoining this is an alarmed steel framed barn (30ft x 60ft) and a separate building with 5 bays; 3 used as stables and 2 as stores with electric shutter doors, all with concreted floors and lights. There is a further steel framed PVC storage barn behind the steel framed barn. Mill Hayes House is approached from the gravel drive bordered by Portuguese laurel and red robin, down steps flanked by colourful flower and shrub borders to a covered oak framed veranda which extends around the side of the property. This leads to a further large external paved area flanked by a dwarf wall and a variety of well stocked flower and shrubbery beds. A paved path leads to the menage with a silica sand and flexi ride surface. Formerly this area was grassed and could be re-instated. The gardens lie to the north and east and are to grass with mature trees including acacia, chestnut, and a Siberian pea tree; just below the house there is a Catalina free style swim spa and materials for a 6m decking to be positioned around it.

Close to the menage is a stable block with Monarch internal stables and tack room and opposite is an electric solarium, with gas hot wash and an adjoining loose box. In addition, there is a Claydon 30 ft 4 horse walker (ask agent for more details). Planning permission has been granted for a two bay garage with room over.

THE LAND
The land lies to the south of the lane; there is a track leading to 12 fenced paddocks with water laid on and two full size (12 ft x 12ft) steel skid field shelters. There are attractive stands of poplar trees. There is a footpath running north/south and east/west on the boundary of the land.
