To the front of the property there is a charming lounge with open fire place, a bay window which has been dressed in contemporary white shutters that flood the room in natural light. This room is open to the sitting room that also enjoys a period fire surround (this one is a gas fire) and a lovely view over the rear garden. On this floor there is a rear lobby with access to the garden and an office/guest room that could easily accommodate a single bed as well as a very useful shower room on this floor, which is perfect to shower the dog or yourself, after a splash in the sea.
Stairs from the entrance hall descend to the heart of this home which is the delightful kitchen/dining room. This has been recently renovated with top of the range appliances, work surfaces and additional fridge. The new kitchen offers ample cooking space and appliances to cater for the whole family. A brick chimney breast in the dining area houses a wood burner and sets the ambience for this sociable room. To the front is a large double glazed window which captures lots of natural light and in the kitchen there is a glazed door access to the garden.
The first floor boasts two double bedrooms and a five piece family bathroom suite including double vanity sink and toilet unit, bath and large shower cubicle. The main bedroom over looks the front and has original stripped wood wardrobes to either side of the chimney breast which features another beautiful fire surround. The second bedroom overlooks the garden and also enjoys built in wardrobes and fire surround.
A winding staircase from the landing leads to the second floor which comprises a dormer windowed bedroom to the front that offers built in wardrobe/storage and incredible views over the roof tops and sea in the distance. The rear walled garden measures approximately 130ft in length and is well maintained and beautifully presented. Herb garden, vegetable patches and large greenhouse really reflect the owners love for growing their own food. There are two sheds with the larger, approximately 3m x 2.5m, being being double skin with electric lights.
LOCATION:
Wellington Road is conveniently located just a short walk from both the beach and the town centre and within the conservation area in the bustling town of Deal. Deal is a popular seaside town which lies eight miles north-east of Dover and eight miles south of Ramsgate. It is a former fishing, mining and garrison town. Close to Deal is Walmer, steeped in history, and a possible location for Julius Caesar's first arrival in Britain. Deal became a 'limb port' of the Cinque Ports in 1278, and grew into the busiest port in England; today it is a seaside resort and its quaint streets and houses are a reminder of its history along with many ancient buildings and monuments. In 1968, Middle Street was the first Conservation Area in Kent. The coast of France is approximately twenty five miles from the town and is visible on clear days. The impressive Tudor castle was commissioned by King Henry VIII and has an unusual rose shaped floor plan, although the canons have never been used in anger.
There is also a non-League football club, Deal Town FC, which plays at The Charles Sports Ground and a rugby club, Deal & Betteshanger Lions, who play at the old RM Drill Field off Canada Road who offer training and places for children and adults alike.
There is a well-established market on Saturdays that caters for locally sourced foods, vegetables, flowers and craft items and great for a wander around.. The town has a strong independent retail sector along with a number of more widely known shops in the town centre. The popular Astor Theatre in Deal offers musical performances, live theatre, exhibitions, movies, classes and clubs.

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on February 10, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
