Garth Cottage doesn’t change hands very often. The current owners have been there for 12 years and the previous residents were there for 40 years. A gorgeous, five-bedroom cottage, its oldest sections date back to at least 1890 and, with mature garden and completely separate, detached annexe, it offers exceptional space and versatility. “We wanted to live in Holyport as we are both local and knew the village well. We were looking for a lovely family home, where our son and daughter, who were late teenagers at the time, could have their own space but we could also spend time together as a family.” She adds: “I walked through the door and couldn’t believe how large it was – it wasn’t what I was expecting at all. It had a spacious hall and so much character throughout the ground floor.”

IMPRESSIVE HOME
The house was originally two cottages and incorporated a coaching house. She continues, “The coaches would drive through what is now our dining room and there was a hay loft above. We like the fact it still has many character features, including the large fireplace in the sitting room, wooden flooring in the hall and parquet flooring in the dining room.” In the time they have been at Garth Cottage, they have put their own stamp on it, extending out to the rear to create a magnificent kitchen breakfast room and enhancing the annexe space to make it ideal separate accommodation. “It has its own driveway, as well as a large bedroom, sitting room, kitchen and shower room,” she says. “Over the years, it has been useful in so many ways and it could offer flexibility to new owners too – it could be great for elderly parents, teenagers, working from home or leisure purposes.”

RELAXING TOGETHER
To the rear of the hall, is a utility room and cloakroom and then the splendid kitchen breakfast room. With a vaulted ceiling, skylights and French windows, this is filled with natural light and offers seamless indoor-outdoor living on fine days. The room has a breakfast bar peninsula and ample space for comfortable seating and a table and chairs. “Adding the kitchen breakfast room to the house really transformed the way we live,” she admits. “We now spend much of our time in here, either on our own or if we have friends round.”

COMFORTABLE LIVING
All five double bedrooms, one which has the benefit of an en-suite, can be found on the first floor of the house, together with the family bathroom, which is a very stylish wet room. Two of the bedrooms are also dual-aspect and are especially large. “With all the bedroom space we have here and in the annexe, family living is very comfortable and it is easy to welcome guests.”

A PERFECT PLACE
When they are not enjoying the cottage or unwinding out in their beautiful, established garden, the owners love to head off on country walks with their dog. There are lots of public footpaths and bridlepaths nearby and it is possible to walk or cycle for hours. “We are also right opposite the village green, where the annual Holyport Fair is held. Our kids and their friends have used the Green as an extension of our garden to play rounders, football and croquet as well as snowman competitions in the winter. With excellent pubs, shops, a GP surgery and schools – including, of course, sought-after Holyport College – all on the doorstep, they have thoroughly enjoyed living in Holyport. We are well positioned for the Elizabeth Line, Heathrow Airport and the motorway and yet have wonderful local amenities such as the cricket club, tennis, real tennis and yoga as well as the Braywick Leisure centre just down the road.
